The Reserve Study a nationally recognized system of valuing an associations assets and replacement costs in order to determine the revenue needed to keep the assets in good repair. In Tetherow Crossings case, the assets consist of roads and road right of ways. It lists each road as an asset item, with a replacement value placed on it based on current contractor pricing. It also assigns a lifespan for each road, and what the current condition each road is in. It lists road by road, how much predicted life is left in each road and how much money should be in reserve for keeping the road in good condition. Once this data is entered into the study, a report is generated of how much the homeowners dues should be to keep these assets in good condition.
