The Association has recently completed the scheduled road improvements and repairs scheduled for the 2010 season. The work completed is the resurfacing of a portion of Odin Falls, part of 62nd Street, and Griffin, as well as patching on 49th, Homestead, and 66th. We have had some inquiries about the process used on the resurfacing this year. To explain, at the recommendation of the engineer, a different process was used this year than what was listed in the improvement plan recommendations of last year, or that was done in previous years. Due to the deterioration and the extreme alligator cracking on much of the road edges, it was recommended by the engineer and decided by the board to use a thin asphalt overlay known as a pre-level course to bind the edges back together prior to the single layer chip seal, instead of using a two shot chip seal only. It was determined by the engineer, the two shot chip seal would most likely not be strong enough to strengthen the road edges for any period of time, especially being on one of the most used roads in the development. This process should increase the longevity of the road surface and at the same time decrease the cost of a much deeper overlay, thus expanding the distance of road we can surface for our dollars.
