Declaration of Covenants 

and By-laws

As a deed-restricted community, Sunrise is governed according to By-laws and a "Declaration of Covenants, Restrictions, Easements and Conditions" that were established when the neighborhood was developed in 1975 and preserved and revitalized January 31, 2019 (recorded February 1, 2019 Alachua County's Official Records Book 4660, Page 1698). Said Covenants and By-laws are taken from the official Declaration of Covenants, Restrictions, Easements and Conditions for Sunrise dated January 6, 1975, recorded June 28, 1975, in Official Records Book 925, Page 675 of Public Records of Alachua County, Florida. An Amendment dated June 9, 1975 was recorded June 18, 1975 in Official Records Book 948, Page 810.

The Preserved and Revived Declaration of Covenants and Restrictions, Easement and Conditions for Sunrise and Sunrise Community Association, Inc., dated January 31, 2019, recorded February 1, 2019, in Official Records Book 4660, Page 1698.

The By-laws explain how the Sunrise Community Association operates (when and where the annual member meeting is held, who the Board of Directors are and when and where the board meets, etc.). The board is required by law to enforce the Declaration of Covenants, a legal document that lists the restrictions set in place to protect our property values. Residents who fail to abide by the Declaration and Restrictions/By-laws may receive a citation. If you feel you've received a citation incorrectly, you may contact the Appeals Panel
