1.  Complete construction of Equipment Shed (fascia, shelving, gravel around base). DONE

2.  Install generator for emergency Lake power supply (electrical and propane in May). DONE

Spring/Summer/Fall 2021

1.  Continue with FireSmart operations throughout the subdivision with attention to Water System buildings.

2. Bring into operation the remote reservoir level monitor and pump control system. (completed spring 2021)

3. Drain and flush out the reservoir; flush the 4" water line between the lake and the treatment building.

4. Replace lake pump # 2 (March 2021) - motor failure.

Spring/Summer 2020

1.  Continue with improving the ability of our buildings to withstand a fire - eg: metal roofing panels near ground, metal roof coverings as appropriate, removing brush and small trees, etc. (started in spring 2020)

2. Investigate a system of float switches and communication so that lake pump operation can be basically automatic as reservoir levels change. (started in November 2020)

Spring/Summer 2019

1.  Completely flush and disinfect all distributions lines as well as reservoir.  This is a high-chlorine flush - see specific instructions (done)

2.  Inspect more water meters.  (in progress)

3.  Coordinate with FireSmart committee to clean up around System's buildings. (done)

Spring/Summer 2017

1. Fix leaking standpipe valve at Matto's driveway (uncertain if the valve is leaking - more observation needed)

2. Install water meter in reservoir pumphouse (completed in July 2017)

3. Coordinate with KiN re fiber optic install (done)

4. Install curbside water meter at Stevenson residence  (done in May 2017)

7. Improve lake pump removal system.  Build a concrete anchor for a winch.

8. Consider replacing old galvanized pipe in lake pump house with Schedule 80 PVC with drain, PRVs, pressure gauge, etc

9. Clean & paint floor in treatment building

10. Test high-efficiency filters BPHE-420-1 and re-arrange filter lines to accommodate 4 filters if necessary. (tested - will not continue - no more effective than what we're using)

11. Install outside plug for generator charging at reservoir (not needed)

Spring/Summer 2011

1. New roof for Treatment Building. Completed July 2011.

2. Complete replacement of crumbling drywall in Treatment Building, add plywood and paint.  Seal and caulk around floor. Completed Aug 2011

3. Clean and re-label the bleach tank.  Completed Sep 3 2011

4. Finish repairs to cliff water line box - plywood on sides, support post, etc.

5. Install new rope handrail at top of cliff. Completed Aug 2011

6. Stain exterior of lake pump house. Mostly completed Sep 2011

8. Shelving, storage and painting in reservoir pump house.

9. Improve lake pump removal system.  Build a concrete anchor for a winch.

10. Renew some pipe connections at lake pump house and install a pressure gauge. Pressure gauge installed Sep 3 2011

11. Change lock on treatment building to some type of combination lock system.

12. Build storage boxes for more fire hoses and install. Completed July 2011

13. Fix leak from reservoir; clean reservoir.  Completed Sep 28 2011.

14. Deal with water box holes and external meters, etc as needed. One meter moved inside Aug 2011;

Spring/Summer 2010

1. Major Project for 2010: Upgrade the insulation covering the 4-inch water line up the cliff from the lake.  Replace insulation and cover it with wire mesh to protect it  from rodents. Reinforce the 2x4 frame and replace the treated plywood covers on the cliff water line.  Mostly completed by Fall 2010 - still some repairs remain to complete by winter.

2. Repair west wall on lake pumphouse.  This is being affected by water and is also being pushed in by pressure of soil above it.   Schedule for 2011?

3. Major Project for 2010: Extend lake intakes. Scheduled for May 2010.  Completed May 10/10.

4. Consider renewing some pipe connections in the lake pump house.  

5. Improve the pump removal system.  Need a concrete anchor for winch.  Upgrade when the cliff water line is being dealt with??

6. Re-install the pipe heat tape on the south lake pump's intake line so that is is done as well as the north pump's intake line.  To do this, the pump needs to be pulled partly out.  Since the pump has been in use for up to 20 years (opinions on the time vary here), we need to evaluate the condition of that pump.  Alternative to this is leave this line alone until replacement is finally necessary.

7. Fix 2 gate valves on two fire hydrants (Crawford location & White/Jenkins location).  Completed May 25/10.  Hydrants flushed as well.

8. Replace leaky standpipe valve below treatment building.  Completed September 2010.

9. Install new roof on treatment building.  Consider using metal for better fire protection.  Schedule for Spring 2011

10. Clean up brush around reservoir and treatment building.  Cleanup in progress April 2/10.

11. Fire Protection - consider adding (a) more hoses (5 more hoses obtained May 24/10), (b) more hydrant tools and hydrant/hose adaptors (obtained Oct 2010), (c) emergency generating equipment (Generator and connections for reservoir done January 2010), (d) a neighbourhood fire siren?, (e) an emergency plan, (f) emergency contact numbers at entrance to Pineridge (g) generator connection for lake pump house (mainly for winter emergency heat).

12. Build a shelter for backup generator at reservoir. Partly completed in March 2010

13. Shelving and storage for miscellaneous parts in Booster Pump House at reservoir.  Clean up building interior and do some painting.  Started Fall 2010

14. Improve shelving and storage in treatment building for associated parts, bleach, etc.  Started Fall 2010

15. Wireless lake pump shutoff system.

16. Remove water-damaged drywall in treatment building and replace with plywood.  Paint walls and floor.  Paint metal water lines to cover corrosion.  Some of the worst sections fixed August/September 2010.  Schedule remainder for 2011.

17. Stain exterior of Treatment Building. Completed October 2010

18. Filter canister drains and better supports for filter lines.

19. Bury the pump control line below the treatment building.  Done September 2010

20. Rebuild one Chlorine injector; replace one foot valve on left injector. Both injectors repaired May 20-25/10 and left foot valve replaced.

21. Regular items: clean reservoir, flush water mains and hydrants, clean and paint in treatment building, inspect pit water meters,  Completed Fall 2010

Spring/Summer 2009

1. Pressure tanks at the reservoir: replace the bladder in the one defective tank. DONE - summer 2009.

2. Replace and relocate the baseboard heater in the treatment building.  Chlorine fumes and moisture have caused some corrosion issues that need to be addressed. DONE - summer 2009

3. Clean up brush around the reservoir.

4. Clean up brush around the treatment building. PARTLY DONE in 2009

5. Replace the valve on right side of lower filter bank, raise the lower filter bank, replace the valve on the middle lower filter canister and consider setting up a better canister drain system. DONE - drains still to do.

6. Install a wireless automatic pump shutoff system.

7. Replace plastic tubing on both Chlorine injectors. DONE - fall 2009
