2018 - Rock Garden & Driveway Step Revamp
From October 8-11, 2018 the Rock Gardens at the base of the driveway were redone and the steps out of the driveway had new pressure treated lumber installed.

2017 - Debris Clean-Up, Driveway Repair, Driveway Sealing, Fence Power-Washing and Sealing
On May 30, 2017 portions of the driveway were paved and the entire driveway
sealed by DeMatteo Sealcoating.
On June 8, 2017 debris was removed from behind our driveway fence.
On 6/17/2017 the driveway fence was power-washed and sealed.
2012 - Driveway Repair & Sealing
On August 22, 2012 the base and several of the worst areas of the driveway were repaved by DeMatteo Sealcoating. Two coats of sealant were applied and lines repainted.

2011 - Deck Maintenance
During the summer of 2011 all decks were Power-washed and sealed.
2009 - Fence Maintenance
On August 5-6, 2009, the fences behind the parking lot as well as the one in back of houses #119 and #121 were power-washed and sealed. Periodically doing this not only keeps the fence looking clean, but it maintains it so that the fence will last much longer.
2008 - Deck Maintenance
During our 2008 Annual meeting we voted to have the Association cover the cost of deck power-washing and sealing every third year. The first deck maintenance occurred August 18, 2008.

House Painting Project Meeting Minutes
March 15, 2007
Attendees:
The meeting adjourned at 7 pm with a majority of members present. The group walked down to West Hutchinson to view paint samples on various properties.
Aaron, Amanda and Nancy presented information on the painting bids they received. They presented three finalists with detailed bids describing the work involved, payment plans, and methods of painting. All three finalists guaranteed their work and the paints used and all carry insurance. Insurance documentation will be obtained after the bid is approved. After discussing the references, Nancy motioned to approve J&S Painting, Donald seconded the motion and eight people agreed to move forward with awarding the bid to J&S Painting, with one abstention.
The plan is to paint the doors the same putty color, the stucco a cream color and the timbers a sage green color. Aaron and Amanda will collect paint samples so the group can decide on the shade of green at the next meeting. They will also discuss the terms for payment with J&S painting and bring invoices for each member. The cost of painting will be equally divided among all members and they expect to have an installment plan for the payments. The anticipated start date would be mid May and it should take approximately four weeks, depending on the weather. Also, a standard for house numbering will be determined at the next meeting. Aaron will bring samples of the building numbers. House numbers will be changed on each house concurrently with the painting project. The price of the numbering will be included in the special assessment for the painting.
The next meeting will be set once the final contract is prepared.

Homeowners with painter contacts/leads – or information on a prospective painter – provide painter name, telephone number and any background to Aaron Billger.
On Monday, January 29
Architectural Committee meets at 111 Pennwood Avenue to review list of prospective painters and makes assignments among Committee members to begin the bidding process.
Our ultimate goal is to secure up to five bids, minimum of three bids.
Immediately, Committee members contact painters to secure bids, meet with painters, provide scope of work information.
During week of February 12
Committee meets to discuss status of their calls and refine strategy if necessary.
Project update shared via a note to all homeowners.
By Wednesday, February 28
All bids are returned by prospective painters to the Architectural Committee member who contacted them.

By Friday, March 2
All Architectural Committee members return bids to Aaron Billger.
On or around the week of March 5
Architectural Committee meets to review all bids and prepare formal recommendations to the full Association membership.

To discuss viability of changing colors
To make a color change recommendation, if viable
The Association votes on all actions.
