I. Adam Silber recapped Association initiatives from 2009. He highlighted parking lot line painting, along with fence power washing and sealing. Adam shared that the insurance for the Association's common area had decreased, providing an opportunity to reallocate funds for longer term projects. Finally, he thanked homeowners for collaborative snow shoveling and encouraged everyone to continue working together.
II. Donald Manner reviewed the Association's 2010 budget, bringing attention to 2010 expected expenses of $7,060. He pointed out an anticipated 2010 ending bank balance of $72. The Association members present unanimously approved the 2010 budget.
III. Adam Silber asked the group for any concerns for architectural preservation issues. With no feedback, he asked Aaron Billger to report on handrails and the

linear garden.
a. Handrails: Aaron Billger reviewed and distributed a three-part handout of handrail options for discussion, noting that this initiative was driven by Edgewood building code. The Association members present unanimously agreed to the second option – a pine handrail painted putty.
i. ACTION: Aaron will follow-up to secure a price quote and plan installation.
b. Linear Garden: Aaron Billger reported that costs for year one of the garden project totaled $1,500. He shared that 19 shrubs, 80 perennials and some 120 bulbs were planted. He reported 219 hours of his time logged on the garden, 316 bags of matter removed and the usage of 8,060 gallons of water from

from May through September 2009. Aaron concluded with goals for 2010: mulch application, addition of flowering perennials, planting 100-plus daffodils, raise $500 and coordinate watering in the year ahead.
IV. Adam Silber reviewed a handout of the Association's strategic plan. Drawing attention to 2010, he pointed out handrails as an identified initiative. In regards to the parking project and financial planning for 2011, everyone agreed to continually assess the project. As for future strategic planning, Aaron Billger requested a look ahead at touch-up painting for all houses in the future.
V. Adam Silber called a motion to nominate and elect a three-year term treasurer and one-year term secretary. The Association members present unanimously elected Donald Manner as treasurer and Aaron Billger as secretary.
VI. Adam Silber asked for open discussion of homeowner issues.
a. Icy Gutters: Nancy Stitt explained that she was pursing the opportunity to have her gutters wired with heat to melt ice. She also shared the need for a roofer to apply calcium chloride to melt ice.
i. ACTION: Nancy will share pricing for this type of project for other homeowners to consider at their own discretion.
b. Lawn Fertilization: Nancy Stitt expressed concern about lawn appearance from year to year, because she discontinued Scott’s service to have fertilization done by with Association landscapers. After a brief exchange about the difference in Scott’s service and landscaper applied fertilizers, Nancy agreed to contact Scott’s for a price to maintenance the entire Association and provide the information to Adam Silber.
i. ACTION: Nancy will secure Scott’s pricing for fertilizing lawns for everyone.
ii. ACTION: The Association will review the price against current services before making a final decision and negatively impacting the 2010 budget.
