I. Adam Silber welcomed new homeowners Mike Cocco and Jeff Coover. Each homeowner in attendance introduced themselves to the group. Adam highlighted 2010 accomplishments including the continued financial stability of the Association and solar light installation. He drew attention to rock garden erosion repairs and the handrail project. He recognized and thanked Aaron Billger for coordinating the two planned 2010 projects.
II. Donald Manner overviewed the 2011 Association budget. He started by walking through 2010 expenses which totaled $7,002. Then, he reviewed 2011 anticipated expenses – pointing out that deck cleaning was slated for the year ahead. The Association members present unanimously approved the 2011 budget.
III. Aaron Billger reiterated the basement railing project and highlighted the goal of lawn improvement in 2011. He offered to have garden area’s seeded, if homeowners did not want to maintain them. Adam pointed out that some touch-ups may be needed to painted areas and that each homeowner should have paint available. While no one offered ideas for future improvements, everyone was encouraged to share ideas real time.
IV. Adam was re-elected to a two-year term as Association president and Aaron was re-elected a one-year term as Association secretary.
V. Adam reinforced the significance of the strategic plan as a key planning tool for projects aimed at maintaining our homes. He called attention to financial stability and deck cleaning as core 2011 objectives. With financial planning for the parking lot in progress, Adam garnered general consensus that we should strive to maintain the current lot’s integrity.
VI. General discussion throughout the meeting focused on:
a. Gutter cleaning – It was raised that despite having gutters cleaned annually they still present ice issues. Action: Homeowners would investigate their own resolve.
b. Lighting – It was discussed that parking lot safety was important and electric lighting may be in option. Action: Aaron agreed to secure lighting ideas and associated costs. He and Mike would convene an August group potluck to discuss findings.
c. Homeowner engagement – It was conferred that that same members routinely lead the Association and among other things it is incumbent upon us to get more people engaged. Action: Anne McGrain agreed to be nominated for secretary in 2012. She also offered to host the 2012 Annual Meeting.
