2007 Annual Meeting Minutes
January 22, 2007
The meeting was called to order at 7:05 p.m. when it was determined that a majority of the membership was present.
The Association Directory was reviewed and updated. Any further updates should be forwarded to Christy Thomas, the new secretary.
The membership reviewed 2006 activities where the main project was patching, sealing and painting the parking lot. Amanda Mackin was recognized for her efforts in managing the entire project. It was noted that we need to keep up with parking lot maintenance – especially because a drainage problem under the lot could develop.
The 2006 Budget was reviewed and the 2007 Budget was approved. It was noted that thanks to Adam Silber we now have a new bank account without fees. Furthermore, homeowners need to pay their assessments on time so we maintain a strong balance statement.
The 2007 General Assessments were distributed. All general assessments stayed at the 2006 level. Note that the payment due dates are March 15 and May 15. The 2007 Special Assessment will be communicated in March when the Association bids and selects a painter for the house painting project.
Snow removal was addressed. In the past few years, we have paid either neighborhood kids or Aaron Billger to shovel our front walks. Because neither of these solutions is desirable, it was unanimously voted to return this responsibility to individual homeowners. Plowing of the parking lot is not feasible because all the cars would have to be removed and there is no place to push the snow.
The 2007-2011 Strategic Plan was reviewed and approved.
An Architectural Control/Townhouse Preservation Committee was created as outlined in our Association bylaws. Aaron Billger was elected chair of this committee and Amanda Mackin and Nancy Stitt agreed to serve on this committee.
The first task of the Architectural Control/Townhouse Preservation Committee will be to manage the 2007 painting of the homes. If anyone has names of good painters, please get them to Aaron Billger by Friday, January 26. Colors were discussed; however, the issue was tabled for a future special meeting to exclusively discuss the painting bids and make decisions about the project.
Aaron Billger assembled a document for planning of the painting, including scope of work, qualities of an acceptable painter, miscellaneous information needed by the painters and a project action plan. The timeline leads up to a date of awarding the contract by March 31, so painting will be complete by July 31. It was strongly noted that any work that is required beyond the scope of work agreed upon with the contractor will be the responsibility of the individual homeowner.
Election. The following homeowners were elected to serve as leaders of the Association.

The meeting was adjourned at 8 p.m.
