Existing situation and principles for further development
Mangawhai is divided into 4 parts; Mangawhai Village, Mangawhai Heads, the future development of Mangawhai Estuary Estate. The 4th part comprises sections around Mangawhai like small farming and life style blocks.
Each needs to be seen differently.
The history of the Village and the Heads needs to be respected.
The existing density and the height of buildings should not be extended.
No further subdivisions shall be allowed,
Alterations and further buildings for the family shall be allowed.
Minimum section size ?
Public areas, wetlands, Queen’s Chain have to be preserved
Every attempt to block to public access is an offence and should be penalised.

Land use:
Lifestyle blocks are interesting for me, not least because we live on one. The least appealing thing for me about their proliferation is that they distort the value of larger farms, making their value reflective of their subdivision potential, as small blocks spread over the landscape. I wonder if there is any value in considering some mechanism that could concentrate the small blocks somewhat? Thereby leaving certain areas set aside for larger farms, otherwise it seems pretty much inevitable that small blocks will slowly (or not so slowly) eat up all the farms between mangawhai - kaiwaka - wellsford. I don't know how pracitcal that is, but it seems as if diversity in terms of land use and property size is important enough to give it some thought.
Secondly, on the same topic, I am a strong advocate for allowing, or even encouraging multiple dwellings on small blocks for the reasons that - it makes better use of the resources that go into setting up a property such as driveway, power connection, and utility buildings.
- it provides potential for more labour input on the land which can improve the productive capacity of the land and also improve chances of waterways being well planted up and fenced etc.
- It gets mental health points by providing company.
- It provides options for people in between a town section and a block of their own.
