Showing HUD Homes

· Know the listing dates & bid deadlines (Check MLS and www.hudhomestore.com)

· Bring a flashlight. The utilities are turned off on most properties.

· Set a showing with listing Agent get lockbox code in most cases call CSS.

· In the kitchen there is a sign-in sheet for you to sign.

· If the home has a repair escrow, a repair list will be posted in the kitchen for you to review and assess the extent of the repairs. Down load and print the property report from the web site www.hudhomestore.com see addendums see PCR.

· Sometimes, the property has pad locks on some doors, sheds, gates and garages which may have no access.

· Take pictures of the rooms and exterior. It will help you remember the property when trying to assess values and develop a bid.

· The pictures will also help you make a case for payment. If you are the successful bidder and appliances are missing during the walk through then you have a case to cause HUD to replace those appliances.
