PETS: If you walk your pet on the common areas of the Glade property, please make sure that you pick up after your pet and dispose of the waste in the common trash receptacle.
We have had several incidents of walkers not picking up after their pet’s business. This is a violation of a city ordinance (law). A synopsis of the ordinance is posted on the back of this notice.
We have also found many bags of waste that did not make it into the common trash bin. Make sure to put used pet litter into trash bags or some sealed container before placing these in the trash bin.
Please be aware it is the pet owner’s responsibility to abide by the rules. A charge of $30.00 will be made to the violator for each offense. A copy of the Pets Policy is on the back of this notice.
Any resident may report a violation to any of the board members.
TRASH/RECYCLE BINS: Please REMEMBER that ONLY items that have been identified on the recyclable list can be deposited in the RECYCLING bin. All other items MUST be placed in the regular trash bin (located on your left when approaching the dumpster area from the parking lot). If you are unsure, then just throw the trash in the regular trash bin.

6.04.250 - Public nuisances.
A. It is unlawful for any owner to allow his animal to become a public nuisance.
1. Any animal shall be determined a public nuisance when it engages in activities that disturb the peace of any neighborhood.
2. Any animal that damages any property other than its owner's.
3. Any animal that causes unsanitary, dangerous or offensive conditions by virtue of the size or number of animals maintained at a single location or due to the inadequacy of the facility.
4. Any animal that is restrained in a manner which allows that animal to reach onto property that is not owned by the animal's owner.
5. Any animal that makes or causes noises audible within a building or adjacent property and of sufficient volume so as to disturb the quiet enjoyment of the occupants thereof.
B. Any person owning, possessing, harboring or having the care, charge, control or custody of any dog shall immediately remove and thereafter dispose of any fecal matter deposited by such dog on any public property or on private property without the consent of the owner or person in lawful possession of said property. For the purpose of this section, such dog fecal matter shall be immediately removed by placing said matter in a bag, wrapper or other container and thereafter disposing of it by depositing said matter in a trash receptacle. No person owning, possessing, harboring or having the care, charge, control or custody of any dog, cat or other animal shall knowingly permit any waste matter from the animal to collect and remain on the owner's or custodian's property, or the property of others, so as to cause or create an unhealthy, unsanitary, dangerous or offensive living condition on the owner's or custodian's property or to the property of others. This section shall not apply to a person who has a physical handicap which would prevent the person from complying with the requirements of this section. (Ord. 1709 § 1 (part), 1999)
GLADE CONDOMINIUM ASSOCIATION
Policy Resolution Number P-2012-02 PETS POLICY
1. ONLY traditional household pets like dogs, cats, and birds are permitted.
2. No animal shall be kept or bred for commercial purposes.
3. Total number of pets is limited to two (2) dogs, two (2) cats, and/or caged birds per unit.
4. All pets shall be registered and inoculated as required by local law.
5. All pets shall be kept inside the respective owner’s unit. NO pets are permitted to run at large or tied/caged/restrained outside the Unit. Pets may be walked outside on the common elements ONLY on a leash that is held by the person walking the pet. This INCLUDES cats. Any stray dogs/cats shall be turned over to Animal Control.
6. All damage created by a pet is the sole responsibility of the pet owner (or the unit owner if the pet owner is a renter). Damage to Association property shall be repaired by the Association and reasonable repair costs billed to the unit owner.
7. Pet owners shall clean up after pets properly and immediately. If necessary, reasonable cleanup costs plus a $30 fine for each occurrence shall be charged to the pet owner (or the unit owner if the pet owner is a renter).
Complaint Procedure. If a pet is being offensive, the offended party should first talk with the pet owner and request correction. If the offense continues, written details should be submitted to the Board (or Property Manager) explaining the offense, time, place, pet description, pet owner's name, address, etc.
Fine Provision. Pet owners (or the unit owner if the pet owner is a renter) are subject to a fine of $30 for each violation of this policy by their pet and an additional $10 per day until remedied.
Pet Removal Provision. Pets that repeatedly violate this policy may be required to be permanently removed from the unit. In such case, the pet owner (or the unit owner if the pet owner is a renter) shall be given a 30 day notice to remove the pet from the unit. If the pet is not removed by the deadline, a fine of $30 per day shall be chargeable to the unit owner and subject to normal collection procedures established by the Association.
