Adapted from October 2019 Mailing to CSOA members:
Quarterly Communication to CSOA Members (Q4 2019):
In the interest of ensuring that CSOA members (property owners) are receiving appropriate updates about Association decisions and actions, the Board of Directors voted recently to institute quarterly electronic communication (via email and/or the CSOA web site) to members. This will begin by the first calendar quarter of 2020. Members are encouraged to notify Danny Fow of any changes to your email addresses. If you have any questions or suggestions regarding the communication plans, please feel free to contact Tom Mathis, Secretary.
The following updates on several recent/current projects provide examples of the types of updates that we will likely report electronically in the upcoming informal quarterly “newsletters”:
1. Catoosa County crews recently completed significant work on and near the road over the dam to remediate the problems with water pooling on the pavement. Several residents have commented that the problem has been vastly reduced; perhaps as much as 95% of the water is now draining off the roadway. The County also repaved sections of our road near the main entrance and on Cherokee Gap. Thanks especially to Bob Reed for his tenacious work with the County to get the problem recognized and County responsibility acknowledged, and to others who were involved in accomplishing this work.
2. In the 2019 annual meeting, CSOA members authorized the Board to pursue/investigate the cost and practicality of installing electric power and a light at the south end of the lake near the organic refuse area. Board members have been meeting with local power company representatives and considering the costs, pros, and cons of alternative solutions. A number of owners have expressed their desire for a light to be installed for safety reasons (including 18 property owners who signed a petition on this topic); some owners are against the idea. One concern for the Board is whether our restrictive covenants permit installation of above-ground utilities (i.e., running conduit and cable up the side of a pole) on community property. The Board is seeking legal advice on this topic to confirm which, if any, alternatives are permissible. Thanks to Bud McQueen, Rick Gilbride, Bob Reed, Danny Fow, and others for their work on this project.
3. Installation of the new lake drain cover has been completed near the dam. Thanks to Bud McQueen and Bob Reed for their work on planning and designing the new grate and the pre-installation clean-up and prep work, and to Steve Hester for arranging and helping with the installation. Special thanks to Mashburn Equipment Rental for providing the heavy equipment and equipment operators that we needed, at NO COST to CSOA.
