This job aid provides information regarding the Verification of Income report and Applicant Action Matching Report.
There are several income verification reports that can be accessed in the ScreeningWorks Dashboard. In addition, there are select reports that are emailed to teams each month.
ScreeningWorks Reports
Emailed Reports
From the Navigation menu, select Roles, then Resident Screening US.
Select the right-side hamburger menu to expand out the Properties, Analytics and Customer Center options.
Select the Analytics header to expand the section to view more options.

Below includes a description of each report.
This report can be used to view the breakdown of invites that were verified vs unverified, and how many are still in progress.
This report can be used to view a breakdown of verified result totals by VOI method.
This report can be used to view the breakdown of totals for unverified VOI invitations by VOI method.
This report can be used to view the breakdown of specific reasons for why completed VOI invitations could not be verified.
The Applicant Action Matching Report displays a breakdown of applicants, validation workflow reasons, and action taken to complete the Validation Workflow for affected applicants.
The Invite Applicant Report allows a user to search by property name, property code, applicant name, applicant email, or applicant ID. The report also allows a user to filter by report status, invite type, validation result, validation action, and date range.
To access the Secure Screening Report, navigate to Properties > Secure Screening Report Access > Secure Screening Report Access Dashboard.
The Secure Screening Report displays on the ScreeningWork Pro Dashboard. The report compiles all applicants whose screening reports were undelivered and received a bounce-back email. This report may simplify the process of manually sending screening reports to applicants.
This report allows you:
Easily send the screening report in bulk via email.
Download and print PDF version if the applicant's email is unknown.
Example: Select the checkboxes next to the applicants that the screening reports will be resent to, or select Print to download a PDF version of the screening report onto your computer.
There are two reports that are automatically sent out via email to community teams and RPMs:
Verification of Income Report
Applicant Action Matching Report
The Verification of Income report is automatically sent out to community teams and RPMs within the first five business days of each month depending on the availability of data and the quantity of the report.
The Verification of Income report includes data regarding the applicants, validation workflow and likelihood of fraud.
The report will be sent to the info@elevateto[propertyname].com email address. (e.g. info@elevatetoalize.com)
Community Managers should be reviewing the report regularly each month, and pay attention to any trends.
The Applicants section provides information on the number of applicants within the following categories:
The Work Number
Did Not Complete Income Verification
Bank Account Verification
High Likelihood of Fraud
Paystub Validated
Non-Contributing
Grand Total

53% of applicants returned TWN record which is above the national average.
This is great since TWN is frictionless and no further action is needed by the site team or applicant to verify income.
13% of applicants utilized Open Banking
This number is increasing due to the updated VOI widget that directs applicants to open banking first.
Open banking is much harder for an applicant to commit fraud compared to the paystub upload option. For this reason, this is the preferred option and current trend in the industry.
7% of applicants utilized the paystub upload.
Yardi's fraud detect signals help identify if a paystub has been generated by a recognized generation tool, incomplete data, invalid information, abnormal edit history such as:
Dollar amount edits
Page edits
Date edits
Earnings edits
The High Likelihood of Fraud section provides information on the number of fraudulent instances within the following categories:
Banking - Name Mismatch
Paystub - Older Than 30 Days
Paystub - Consistency Check Failed

There was a total of 14 instances that the system identified as potentially fraudulent.
71% is due to banking name mismatch.
This means that the name on the bank account did not match the name entered at time of screening.
21% is due to applicants uploading a paystub older than 30 days.
We are only able to validate paystubs that are recent (30 days).
7% is due to paystub failing a consistency check.
One or more of the consistency checks (logical checks) returned a “False” response.
The Validation Workflow section provides information on the reasons an application entered a “pending” status, even after VOI may have been completed. The validation workflow allows the leasing team a chance to review the information and take appropriate action while entering a remark for the action they are choosing.

43% of VOI invitations are being resent to the applicant.
25% of VOI invitations were terminated/canceled prior to the invite expiration.
Most of the cancellations were for applications initiated from the leasing team. As a reminder, VOI invites can only be cancelled through the executive dashboard.
The name of the person who is cancelling the invites and the reason why the invite was cancelled can be tracked within the Applicant Action Matching Report in the executive dashboard (Analytics > VOI Reports > Applicant Action Match Report).
15% of applicants entered the workflow due to “Banking – Name Mismatch.”

The Applicant Action Matching report includes VOI activity such as applicants that undergone income verification, verification error reasons, the actions taken by the leasing team and remarks/notes that were documented for each income verification. (i.e. Displays cancelled applicants and the reason why it was cancelled).
