This job aid provides information on the Resident Lease Expirations Report.
The Resident Lease Expirations report shows leases that are due to expire during the selected month or range of months. Use this report to analyze months with high possible exposure and how to best market your site during this period.
The report provides detailed lease information: current lease term, expected move-out date, deposit on hand, market and lease rent amounts, and contact information.
The report always shows expiring leases/month-to-month (MTM) and subtotals them separately as groups.
To generate this report:
From the menu, select Analytics, then Residential Analytics.
On the Residential Reports screen complete the following:
Property - enter your property.
Date - enter the current month in the date range (i.e. 8/1/2023 - 8/31/2023) Select the Report Type first in order to adjust the date range.
Report Type - select Resident Lease Expirations
Select Display to run the report.
A) Review the expiring leases. This section will show residents who have expiring leases whether they have pending offers, selected offers, scheduled renewals, or have moved out.
B) Review the month to month (M-to-M) section. Ensure that any residents who have rolled MTM have signed a one month renewal lease and have updated lease charges. For any MTM residents who need updated proposals generated, please submit a HelpDesk ticket to Revenue Management.
CM/ACMs are to run this report at the beginning of each month and during pre-close to ensure renewals are being followed up with.
