Residential Comparables
Based on the above comparables and known market conditions, we would advise that the client should spend no more than €3.5 million to purchase the 6950 Sq. m site for the proposed development. To calculate this amount, we have assumed that no planning permits are already in place for the site, and as development in the site is not yet completed, land prices should currently be relatively cheap based on the location. Based on the 3rd comparable, an offer of around €2.5 million may be accepted for the location and size of the site.
