We assure careful planning and coordination in order to ensure that the superstructure is both aesthetically pleasing and structurally sound. The superstructure will be the centerpiece of the project.
This proposal outlines a plan for the development of 20 strade parisor Kommune building, with a focus on sustainability, creating a superstructure that will be a symbol of Berlin's commitment to the environment. This superstructure will be composed of the existing building, as well as additional elements that will be added to create a unique and architecturally unique design.
The building is a Six -story structure, with a modern design and high-end amenities with in total of 4722 sq m comprising.
12 Nos - 1 Bed Apartment
19 Nos- 2 Bed Apartment
10 Nos - 3 Bed Apartment
The building will feature state-of-the-art features such as a high-tech security system, energy-efficient heating and cooling systems, and efficient lighting fixtures.
A new building is to be constructed opposite of the existing building. The building will be constructed with the highest standards of quality in mind, using materials that are both durable and aesthetically pleasing.
The building will be a four-story structure, with a modern design and high-end amenities within total of 6328 sq m .
It consists of,
Underground car park
Retail Spaces
Business spaces.

The existing Precast Concrete Structure
Building in Berlin is a remarkable example of precast concrete structures The Building is a testament to the strength and durability of precast concrete structures. Despite the building’s age, it still stands tall and strong and is a testament to the quality of construction of the time. Proper insulation and cladding can make the overall building structure more efficient and aesthetically pleasing The building remains a popular tourist attraction in Berlin, and it is a reminder of the power of precast concrete in construction.
External Insulation
Foam Boards
Foam is a popular material for insulation in Berlin. It is used for the external wall insulation for both buildings It is lightweight and can be applied in thin layers to provide good insulation. It is also resistant to moisture and can be painted over to match the surface of the wall.
Foam boards offer a range of benefits that make them perfect for refurbishment projects in Berlin.
They are lightweight.
Strong and durable.
Easy to install and transport.
Offer excellent insulation value, which helps to keep the building warm in the winter and cool in the summer.
Proposed New Building
Steel Frame Structure
Steel frame provides the main skeleton of the building offering strength and rigidity to the building. This is the primary material used in the construction of superstructure and supports buildings' load-bearing walls, floors, and roofs. The steel to be used in this project is of high-grade quality and is designed to withstand the weight and stress of the building.
Steel has the highest strength-to-weight ratio among building materials, including concrete. steel is eight times (8x) stronger than concrete in tension and shear; steel is resilient unlike concrete; and steel has better resistance to tensile, compressive, and flexural stress
The steel frame structure will be constructed of Universal Columns and rolled steel Joists connected using prefabricated connection
The steel frame will be prefabricated off-site to reduce time on site and minimize cost.
External Insulation
Mineral Wool
To ensure comfort and energy efficiency, the walls and ceilings were insulated with mineral wool. As a continuous exterior insulation board, mineral wool averages R-5 per inch, comparable to foam. Yet mineral fiber adds a fire barrier to the assembly that will not create toxic fumes if the walls should catch fire. The material maintains 90% of its insulating qualities for the product’s life. And moisture will not compromise its thermal resistance.
External Cladding
For both the existing and new building Rain Screen Cladding can be used
Rain Screen Cladding
The proposed concept utilises design elements from the adjacent buildings to help it blend into its surrounding area. Rain Screen Cladding is used for the building façade providing a modern look Rainscreen cladding is a kind of double-wall construction that utilizes a surface to help keep the rain out as well as the inner layer to offer thermal insulation prevent excessive air leakage and carry wind loading. The surface breathes just like skin as the inner layer reduces energy losses.
Windows & Doors
The project will include a floor of commercial and residential space. to gain as much natural light as possible it is recommended to use double-glazed window
Double glazing windows for the refurbishment of building Berlin is a great way to improve energy efficiency and reduce noise pollution in the city. Double glazing is a two-paned window with a space between the two panes that is filled with air or gas. This space acts as an insulator, preventing heat from entering or leaving the building. This helps to reduce energy costs, as well as provide a quieter environment.
1 Hour Fire Door
First and foremost, the safety of the residents must be taken into account. This means that all doors must meet the highest standards of security and fire safety. All doors should be equipped with the latest locking mechanisms and fire-resistant materials in order to protect the inhabitants from harm.A fire door is a door with a fire-resistance rating, used as part of a passive fire protection system to reduce the spread of fire and smoke. Fire doors are typically made from steel or timber, and may be fitted with intumescent strips to protect against heat and smoke. The installation and maintenance of 1-hour fire doors are critical to the protection of people and property in the event of a fire.
Flooring
Floors will be Fishished with a combination of ceramic tiles and carpeting for both buildings
An assessment of the existing flooring must be completed. This assessment should include an analysis of the current condition and any potential safety concerns. The assessment should also evaluate the existing materials, such as carpet, and tile and whether they are suitable for future use. Once the assessment is complete, the next step is to develop a plan for the flooring redevelopment. This plan should include the selection of new materials, as well as any additional work that may be required, such as repairs or replacements of existing flooring.
The next step is to select the materials that will be used for the redevelopment. This should include a mix of materials, such as carpet, and tile. It is important to select materials that are both aesthetically pleasing and practical for the building’s needs. Additionally, it is important to select materials that are durable and long-lasting, as these are likely to be some of the most expensive parts of the redevelopment.

Wall & Ceiling Finishes
For the new building, the walls and ceilings were finished with plasterboard (painting)
Plasterboard
Plasterboard is a versatile and cost-effective material for use in walls and ceiling finishes. It is a strong and durable product that is easy to install, which makes it ideal for use in both residential and commercial properties.
For the existing building, the building was designed with comfort and practicality in mind. To create a desired look and feel, the existing interior walls and ceilings are to be plastered and painted.
Roof Structure & Garden
Solar roof is a relatively new technology that is gaining a lot of traction in the renewable energy sector. Solar roof is a type of roofing system that uses photovoltaic (PV) panels to generate electricity from the sun. The electricity generated can be used to power homes and businesses.
It is an especially attractive concept for urban dwellers who have limited yard space or for those who want to take advantage of the numerous benefits a roof garden offers.

Bringing Services and Digital Together
It is essential to design a smart development with high-speed internet and digital integration into the property in order to create a development that is future-proof. With better energy efficiency and smoother technological integration, this will produce a smart home environment. To develop smart home solutions, a finite solution is suggested.
