This section explores the current buildings condition of the existing building which is situated to the front of the site.
The inspection of the building was from ground level, no equipment such as a ladder was used in aid of the investigation. Further inspection is advised to avoid any hidden issues as there was no access to the interior or roof space.
However, for the purpose of this project it is assumed that the internal structure and quality of the building is safe and supportive. Especially in terms of renovation potential.
Uneven paved ground surrounding the existing building.
Overgrown landscape to the rear and front of the property.
Only the front area of the property grounds was visible from roadside where the investigation took place. From first inspection there are no signs of ground movement, however again further inspection may be required if the client wishes due to the extensive amount of found water found in Berlin.
However, it is advised that during the refurbishment the land to the front of the building is landscaped for not only aesthetic reasons but also for the safety and accessibility as some paving stones seem to be unsecure. However further inspection should take place to explore the extent of any issues.
The existing building is comprised of prefab concrete sheets (Benayoune et al., 2008), the building currently has no insulation.
From first inspection there seems to be no major dilapidation to the concrete exterior. There is some minor wear and tear due to weathering and signs of graffiti to the rear of the building, however this does not deem to be a pressing issue to address. In contrast it is suggested that this is rectified during refurbishment. It is advised that insulation is added to the exterior of the building, to reduce heat loss and to prevent noise pollution from the surrounding area and surrounding inhabitants.
Previously the existing building (building A) was host to a fire (see real estate section). There are still signs of fire damage at the top of the building, however without internal further inspection the condition is unknown. If the client has further queries a fire inspector would be advised to be brought into to confirm the extent, if any, of damage.

Existing windows without glass balcony and doors lack of glass and security.
At current there are only a few windows with glass installed, from first inspection these seem to be singled glazed with PVC frames. The majority of windows on the existing building are without glass or have glass which are smashed. It is advised that all windows are replaced in regard to the existing building and the frames are also replaced if the deteriorated on further inspection. Double glazed windows should be installed as the minimum standard to ensure that the building remains insulated and thermal bridging is reduced.
The doors found at the base of the property are in poor condition, it is advised that these are replaced to ensure security for the residents. It is even advised that a smart locking technology be introduced to allow for only approved personal to access the building, which again will improve the safety of the building. While also helping to protect the building from noise pollution. The current balcony doors also appear to be in poor condition, when in refurbishment these should be further inspected and replaced as needed, again for safety and security.
