Staying top of mind with your sphere takes intentionality. In the Master Your Craft session, A Year of Powerful Marketing,
Jake talks with three agents about how they plan, categorize, and follow through with their marketing strategy.
BHG KCH offers you exclusive 1:1 and small group learning opportunities. We have developed a coaching plan and system to Run Your Business Like A Business. Business Mastery is a structured coaching framework designed to help you run your real estate practice like a true business — not just manage transactions. It's built around five core areas, and no matter where you are in your career, the goal is the same: to help you identify gaps, close them, and grow with intention.
Review the Coaching Plan/RYBLAB section and complete the associated survey.
Once completed, schedule a 30 minute meeting with Jake to share your results to help build a coaching plan to meet your needs.
Master Your Craft (MYC) is BHGRE Kansas City Homes’ ongoing professional development series designed to help agents sharpen their skills, strengthen their business, and take action on the strategies that drive results. Each session is focused on practical, real-world topics that agents can immediately apply to their business – from lead generation and time management to client experience, marketing, systems, and business growth.
What makes MYC different is that it’s not just theory, it’s action-oriented learning. Agents receive a specific learning target during Thursday’s session and then continue the conversation the following week by workshopping implementation strategies alongside leadership and peers. The goal is simple: help agents move from learning to execution.
Agents should attend MYC because success in real estate doesn’t happen by accident, it happens through intentional growth, consistent learning, and refining the skills that create long-term momentum. MYC provides agents with the tools, accountability, ideas, and confidence to elevate their business while staying connected to the support and expertise available at BHGRE Kansas City Homes. Whether an agent is brand new or highly experienced, MYC is designed to help them work smarter, grow stronger, and truly master their craft.
Meeting a lender for coffee is one of the highest-leverage activities a new agent can do. Here's why:
Build a Referral Partnership Early
Lenders need agents just as much as agents need lenders. A good lender actively refers pre-approved buyers to agents they trust and that relationship starts with a conversation over coffee, not a cold call.
Understand the Financing Side of the Business
New agents are often fuzzy on how mortgages work. A lender can walk them through loan types, pre-approval vs. pre-qualification, debt-to-income ratios, and common deal killers — knowledge that makes the agent look more competent in front of clients.
Know Who to Recommend
Clients will always ask, "Do you know a good lender?" An agent who can confidently recommend someone they've personally met (and vetted) builds trust instantly. Recommending someone they've never spoken to is a risk.
Learn What Kills Deals
Experienced lenders have seen hundreds of transactions fall apart. That intel: credit issues, appraisal gaps, inspection financing contingencies, is invaluable education for a new agent navigating their first deals.
Position Themselves as a Team Player
Top producers operate with a trusted team: agent, lender, title rep, inspector. Starting to build that team from day one signals professionalism and long-term thinking.
It's Low Pressure, High Value
A coffee meeting is informal, easy to get, and positions the agent as someone who is serious about learning the business, not just chasing a paycheck.
Meeting a title rep for coffee is one of the highest-leverage activities a new agent can do. Here's why:
Understand What Title Actually Does
Most new agents can't clearly explain title insurance to a client. A title rep can walk them through the difference between owner's and lender's policies, what title search uncovers, and why it matters, so the agent sounds knowledgeable at the closing table.
Learn What Can Derail a Closing
Title reps see the messy stuff: liens, judgments, probate issues, easement disputes, missing heirs. Understanding these deal killers early helps an agent set better client expectations and catch red flags sooner.
Build Another Referral Relationship
Title reps work with dozens of agents. When they meet someone sharp and motivated, they remember them and they talk to other agents, lenders, and attorneys who may send business your way.
Get Access to Free Resources
Many title companies offer free marketing tools, net sheets, closing cost estimates, and even co-marketing opportunities. An agent who has a relationship with a title rep knows what's available and how to use it.
Know Who to Call When Things Go Wrong
Closings get complicated. Having a title rep's cell number, and a real relationship with them, means you have someone to call when a closing is in jeopardy and you need answers fast.
Understand the Closing Process Top to Bottom
New agents are often unclear on what happens between contract and closing. A title rep can walk them through the entire process: title commitment, curative work, CD review, disbursement, so the agent isn't caught off guard.
Demonstrate Professionalism to Clients
When an agent can say, "I work closely with a great title team and will make sure your closing goes smoothly," that's a confidence builder. Clients want to know their agent has a team behind them.
