BHG KCH offers you exclusive 1:1 and small group learning opportunities. We have developed a coaching plan and system to Run Your Business Like A Business. Business Mastery is a structured coaching framework designed to help you run your real estate practice like a true business — not just manage transactions. It's built around five core areas, and no matter where you are in your career, the goal is the same: to help you identify gaps, close them, and grow with intention.
Master Your Craft (MYC) is BHGRE Kansas City Homes’ ongoing professional development series designed to help agents sharpen their skills, strengthen their business, and take action on the strategies that drive results. Each session is focused on practical, real-world topics that agents can immediately apply to their business – from lead generation and time management to client experience, marketing, systems, and business growth.
What makes MYC different is that it’s not just theory, it’s action-oriented learning. Agents receive a specific learning target during Thursday’s session and then continue the conversation the following week by workshopping implementation strategies alongside leadership and peers. The goal is simple: help agents move from learning to execution.
Agents should attend MYC because success in real estate doesn’t happen by accident, it happens through intentional growth, consistent learning, and refining the skills that create long-term momentum. MYC provides agents with the tools, accountability, ideas, and confidence to elevate their business while staying connected to the support and expertise available at BHGRE Kansas City Homes. Whether an agent is brand new or highly experienced, MYC is designed to help them work smarter, grow stronger, and truly master their craft.
Your database isn't just a contact list, it's the foundation of a sustainable real estate business. In this lesson, we'll shift the way you think about the people you know and the relationships you've built, and show you how to treat that list like a valuable business asset.
Most agents have contacts scattered across their phone, email, spreadsheets, and sticky notes. This lesson is about bringing order to that chaos, choosing a home for your database, organizing it intentionally, and building a system that works for you consistently, not just when you remember to use it.
We'll cover what a healthy database looks like, how to segment your contacts into meaningful groups, and what it means to stay top-of-mind without feeling like you're bothering people. You'll leave with a clearer picture of how many people are actually in your sphere, what your follow-up system looks like today, and what it should look like going forward.
Because here's the truth: the agents who win long-term aren't always the best negotiators or the flashiest marketers, they're the ones who never let a relationship go cold. Your database, worked consistently, is one of the few things in this business that compounds over time. Let's make sure yours is working for you.
Review the Buyer, Seller and Buyer/Seller Combo presentation books. You can access them in the Greenpages in four different formats: as an interactive flipbook you can email your client, a full pdf version in both English and Spanish, and as editable in Canva. As you look through these books, make note of where you can personalize these with your information and your client information.
Task: Create a personalized version of the buyer, seller, and combo book. Share this version with your agent advisor or broker for feedback. You will finalize this project, print and bind your personalized books later in the training.
Shadowing a seasoned agent is one of the fastest ways to compress years of learning into weeks. Access the “Shadowing a Seasoned Agent” material in the Phase 1: Working on Your Business in Foundations on BHGenius. Then schedule a meeting with your broker to set you up with an agent(s) to shadow for each shadowing task.
Farming a neighborhood is one of the most strategic long-term investments an agent can make. Here's why it works:
You become the obvious choice. When people in a specific area see your name consistently on postcards, just listed and just sold announcements, market updates, and community content you stop being a stranger and start being their agent. Top-of-mind awareness is everything in this business, and farming builds it systematically.
It creates predictable lead flow. Prospecting from scratch every month is exhausting. A well-worked farm gives you a consistent pipeline of potential listings because you're already planted in the community. Over time, the leads come to you rather than you chasing them.
You develop genuine market expertise. When you focus on a specific area, you naturally learn it deeply: the floor plans, the price trends, the turnover rate, the micro-neighborhoods within it. That expertise makes you more confident, more credible, and more useful to both buyers and sellers.
Sellers want a specialist. A homeowner deciding who to list with would rather hire the agent who has sold six homes on their street than a generalist who works everywhere. Farming builds that track record and the proof to go with it.
Your marketing gets more efficient. Instead of spreading your budget thin across a wide audience, farming lets you concentrate it where it compounds. Every touch builds on the last one.
It rewards patience and consistency. Most agents give up on a farm before it pays off. The ones who stick with it, typically 12 to 24 months before real traction, often find it becomes the most reliable part of their business.
The best farms aren't just geographic, they're relational. The agents who win them show up, add value, and make the community feel seen. That's what turns a mailing list into a referral machine.
Open houses are one of the most underutilized lead generation tools in real estate, mostly because agents treat them as an obligation to the seller rather than an opportunity for themselves.
The agents who treat every open house like a mini business development event, prepared, present, and intentional about follow-up, turn a Saturday afternoon into a pipeline that pays off for months.
Agents have typically received foundational contract instruction during their pre-license coursework. It is imperative, however, to ensure a comprehensive understanding of the intricacies involved in drafting a home purchase agreement and the ability to articulate these details effectively to clients.

Pop-bys are another way to stay connected with your sphere of influence. Pop-bys don’t need to be fancy or expensive to make a big impression. They just need to feel thoughtful — like a small “hello” that says, I'm here when you need me. Whether it’s a holiday, a new listing, or just an ordinary Tuesday, these simple gestures go a long way toward building lasting relationships.
Think of the Pop-By playbook as your secret stash of creative ways to stay connected — no matter the season or the reason. Every idea is designed to help you stand out, spread joy, and stay top of mind with your favorite people: your clients.
