Most leases are for 12 months.
Rent is usually due on the 1st of each month.
You need to pay a deposit (half a month’s rent) plus your first month’s rent upfront. If you leave the place clean and undamaged, you’ll get your deposit back.
Some landlords ask for 12 cheques (one for each month) to make sure rent is paid on time.
Rent usually does not include utilities (electricity, water, heating, Internet), so budget for these extra costs.
Never pay anything in advance before seeing the place in person or through a verified virtual tour—this helps you avoid scams.
Check local group pages on Facebook and Facebook Marketplace as well as kijiji.ca for offers. Be aware of scammers though and NEVER pay anything in advance to an unknown person.
