Every property is unique, offering features and inclusions tailored to suit the diverse needs and preferences of guests. However, to be part of the Experience Jervis Bay portfolio, a baseline standard of expectations must be met. In addition to these essentials, we also provide a list of suggested extras to further enhance your property’s appeal.
The more your property offers in terms of features, inclusions, guest amenities, and thoughtful extras, the better your guests’ experience will be. This not only ensures a memorable stay but also increases the likelihood of glowing 5-star reviews and repeat bookings.
Whilst you may be familiar enough with your property to arrive late at night in the dark to find the lockbox, the front door, the key lock etc. but every time a new guest arrives we want it to be a simple and easy process to:
Find the property
Identify which property it is
Know and see where to park
Find the lockbox
Find the front door
Access the property
For all of this to happen, it is best to have some form of signage and sensor lighting from the front yard/front of the house to where the lockbox is and to the front door.

As part of the set-up process, we will require a minimum of 3 sets of keys as follows:
Guest set - This is a set of keys containing the minimal number of keys required for the guest to access the parts of the property they are able to access (having a spare guest set can be beneficial for those times when a guest locks themselves out).
Cleaner set - This is a set of keys providing cleaners access to any secure linen and supplies storage areas.
Office set - This is a full set of keys providing access to any and all parts of the property including the secure linen storage and cleaner's cupboard and any other secured spaces.
We will also require any alarm codes if there is an alarm system.
When setting up your property for holiday letting it can be a worthy investment to have a locksmith attend to your property and key as many locks to be alike as possible (except the linen cupboard and cleaners storage and any secure spaces that guests will not have access too).

Bedrooms
Beds
The quality of beds and mattresses is one of the most critical factors in a guest's experience and often becomes a highlight in reviews. A comfortable bed with a high-quality mattress can earn glowing feedback, while an old, unstable bed or a worn-out mattress can lead to negative impressions.
To ensure guest satisfaction and meet expectations, the property must provide appropriate sleeping arrangements for the maximum number of guests it accommodates. For example, 1 person = a single bed and 2 people = a double, queen, or king bed
The following styles of beds will not be considered for use:
Sofa beds
Fold out beds
Trundle beds
Whilst bunk beds can be popular in holiday rentals, we strongly discourage the use of top beds on bunk beds for guest use (feel free to use them for yourself and your family). There are a number of factors why including:
There is not the ability to differentiate between kids and adults in booking platforms (this could leave elderly guests or guests with limited mobility to use a top bunk)
The risk of children falling out of a top bunk
The risk of children reaching fans and/or lighting from a top bunk
The inability of some adults to use a top bunk
The housekeeping teams dislike working on/making a top bunk
Linen and Towels
Just as quality beds and mattresses are essential, so too are premium linen and towels. Guests consistently appreciate crisp, white, high-quality sheets and fluffy towels, and these details can significantly influence the tone of their reviews—positively or negatively.
As part of the property setup process, we require the following linen provisions (typically four full sets of linen per bed) to ensure we can seamlessly manage back-to-back bookings during the busy season, especially when laundry turnaround times are extended.
If you already have linen available, we’re happy to assess its suitability, provided it meets the quality standards expected for guest use. Should you need assistance sourcing linen, we can provide a quote from our commercial linen supplier, leveraging our wholesale rates to ensure both quality and value.

2 x Pillows per number of guests the property sleeps (plus 2 spare )
2 x Pillow protectors per pillow provided
4 x Pillowcases per pillow provided (eg. if the property sleeps 4 people that would be 8 pillows meaning 32 pillowcases)
2 x Mattress protectors per bed
8 x Sheets per bed (4 sets of flat for top and bottom)
1 x Quilt per bed (plus 1 spare per bed type as a minimum)

It is suggested that the linen is:
All plain/crisp white
Purchased via a commercial linen provider so that the product is commercial grade
Purchased via a wholesale linen provider so that the product is always available to purchase more items that will match as and when required
Purchased via a wholesale linen provider meaning you can get industry pricing
Preparing:
All linen must be labelled with the property code (which we will give you)
All linen should be labelled identifying the size of the item, ie. Single, Queen etc.
All new linen should be washed prior to use

Living in the 21st century, WiFi is just expected. If you're not providing WiFi you're not going to be meeting guests expectations.
Be it guests working remotely for an extended period of time or just checking in as everyone does, kids entertainment or just to stream a movie WiFi is used by and expected by all.
With relatively cheap offerings in the marketplace, WiFi is a small tax-deductible cost that ticks a box for guests when deciding which property to book.
The ability to keep a property at a comfortable temperature year-round is central to a guest's overall experience and will reflect in your reviews and in turn bookings.
Having the facility and ability to heat and cool all areas of the property is not only important to the guest comfort but having that ability advertised will also assist in securing more bookings. Your idea of what is comfortably cool or cosy and warm can be substantially different to another person and as such having the ability to heat and cool all rooms is important.
Whilst reverse cycle air conditioning and wood fires are ideal we understand that not all properties will have this so fans and electric heaters will suffice but the more you have on offer the more bookings you will get and remember one additional summer booking could pay for that reverse cycle air conditioner to be installed whilst also being a tax-deductible expense.
