Like any property, a holiday rental property will require regular and ongoing repairs, maintenance and replenishments be it repairs due to damage, maintenance as required or replenishments to keep your products in stock.
Being on the front foot when it comes to repairs and maintenance may cost a little upfront but will save you a lot along the way and ensuring your stock is always replenished will make for happy guests.
Being a local agency and having worked in the local area for many years we have a loyal selection of reliable tradespeople on hand and will liaise with and facilitate any repairs and maintenance as required or wanted and we have a list of suppliers to ensure that your stocks are always replenished.
Housekeeping is one of the hottest topics in the world of holiday rental management and one of the hardest parts of the role. It does not matter how good your property is and what is on offer to the guests, if the property is not clean on their arrival you can be assured they will not be happy and it will have an impact on their experience.
From ensuring that the cleaning is being done on time and to a satisfactory standard through to recruiting a new housekeeping team to get the job done, finding, working with and managing cleaning teams is one of the most challenging aspects to holiday rental management.
Ensuring that we are working with our housekeeping teams, communicating well and keeping them happy is a large part of our day to day workload.
On the day the guests depart, the housekeeping team will attend to the property and complete the cleaning of the home. It needs to be understood that a standard clean is turning the property over and making it ready for the next guests to arrive and is not a deep clean.
As part of the housekeeping the housekeepers will:
Complete a standard clean of the property
Make the beds
Arrange any guest welcome pack
Report any damage or excess cleaning with photo evidence
Leave the property guest ready
Drop the linen to the laundry and pick up the replacement linen
An integral part of managing a holiday rental is keeping up all the supplies that need to be replenished.
As part of our service, we will maintain all the necessary supplies that are required to be replenished at/for your property including:
Kitchen supplies
Pantry supplies
Bathroom supplies
Cleaning supplies
Guest welcome gifts
And more
It is expected that from time to time there will be some guest damage, be it small and minor or on the odd occasion something larger.
How we deal with any guest damage will vary depending on a variety of factors including:
What type of damage it is - If it is something small and accidental like a broken glass or something similar then it could be considered as an accident or 'fair wear and tear' vs if it is something larger and requires fixing and/or replacement at a reasonable or significant cost then it would be pursued.
If it is reported by the guest or found by the cleaner - 99% of guests are good 99% of the time and as and when accidents happen they will often be reported with all good intentions and when this happens, if it is minor damage, it could be passed as 'fair wear and tear' but when it is not reported and/or it is found by the cleaner then it is likely something that could and should be pursued.
What the source of the booking is - There are different avenues for following up on guest damage depending on the platform the booking has been made on.
The expectations of a cleaner completing a routine clean is one of the most misunderstood aspects of the holiday rental industry.
When a property is cleaned following a guest stay, this would be considered a 'hygiene celan' and covers all the basics to turn the property around and have it ready for the next guest to stay but this is not a deep clean.
Whilst cleaners will turn the property over on a regular and ongoing basis between guest stays, there is a lot more required to keep a property up to a standard that guests will be happy with. Sometimes owners choose to do it or otherwise, we can engage cleaners to do it but there will be a requirement to keep on top of things such as:
Window cleaning
Dusting of window sils and architraves
Cleaning of window and door tracks
Emptying and wiping out draws and cupboards
Removing cobwebs inside and out
Etc.
There are many items and areas of a property that require regular and ongoing preventative maintenance to avoid costly repairs and/or replacement in the future, all of which we work for and with you in keeping on top of including but not limited to:
Deep cleans
Smoke detector inspections
Gutter cleans
Pest inspections
And more
