Toilet

MSC uses a variety of standard fill valves and flappers, but most are FluidMaster or Danco products.

There is a Fill Valve mechanism that may include a water jet to clean the tank of debris, a flow restrictor to meter water delivered to fill the toilet bowl as the tank fills after each flush, a stand height adjustment for the valve and perhaps a leak notification system.

FluidMaster Universal Toilet fill valve is the standard without many extra features. The diaphragm inside the Fill Valve tends to need replacement in about 5 years. This FluidMaster Branded diaphragm is fortunately compatible with HydroFlush systems used in L & M Houses so we need not repurchase these features twice a decade. Sometimes the valve merely has debris stuck in it, in which case flushing the fill valve can restore proper function.

Diaphragm for Fluidmaster Ballcocks Model #80141, made by Danco

An economical alternative to replacing the entire flush valve. This diaphragm is constructed of durable rubber to provide strength and reliable performance.

Water saving dual flush devices are more complex. We are trying one each of FluidMaster and HydroFlush Dual Flush kits to see what lasts longer.

On Bathrooms:

To have a good low flush one needs a low flow toilet. Reducing repair cycles is another priority. I believe 2010 MSE Manager Dennis Kuhlow mentioned that water service to Main House was now sufficient for some commercial style toilet valves that are less prone to fail, and yet can flush with 1.6gpm. Low flow flushes, if they are a powerful flush, are great in 2nd floor and higher toilets in houses that use sufficient water to flush the sewer line.

Sustainability Committee cautiously recommends 1.6gpm commercial toilet for 2nd M, and 1.6gpm toilets for 3rd E & K. The committee does not advise lower flow for Castle or for any basement until the sewer line is upgraded.
