The presented housing development concept was based on three elements analyzed and the synthesis of the most important factors for human life. The first of them related to interpersonal relationships is a function: the common part and the private part. The evolution of the function diagram presents the thought process, where the private part includes personal devices and activities: a bedroom, bathroom, kitchenette, and other functions in the common part: dining, relaxation, leisure - basically the functions of the living room. After analyzing the possibility of creating a minimal flat, a plan was created based on 9.0 m2. Common parts were moved for communication - thus leveling it as non-commercial surfaces. An additional advantage of creating interiors of semi-open common spaces (after analyzing nuisance factors such as noise and reverberation) is to force the residents to contact with meals and relax with people entering or leaving the apartments. The second element subjected to the analysis was the proportion of small windows, existing Roman buildings in relation to the currently fashionable large glazing.
This problem has been solved by turning the external site of the apartment to the loggia, where the loggia additionally highlights the common parts. The advantage of this solution, in addition to the possibility of adapting even to the old Roman buildings in the elevation view, gives shade without additional sun protection systems. The third element given to the analysis was the system of connecting small apartments with common parts so as to create small interiors and at the same time open to a wider perspective of the building. The solution to this problem turns out to be an internal patio with glazed internal communication inside, where the ground floor level becomes a common interior in the open air of all residents and also opens common spaces to a wider perspective, giving a sense of large interiors in a fairly small building. On this idea based on three buildings with different characteristics of exterior features, from a simple façade - matching the city center to a contemporary form that fits other districts. As part of the presented idea, you can configure various spatial solutions that have been selected on the boards.
