The existing area is characterized by lowland character - flat areas. The area has no characteristic terrain changes on its surface. The greatest elevations range from 0.80 m to a distance of approximately 200.0 m. The area has internal pedestrian and vehicular communication. Internal communication is served through 2 existing exits to the investment area from the street. There are 30 parking spaces located within the investment area. The existing hotel building will be adapted to the currently applicable technical regulations according to a separate study, outside the scope of the project below, as a separate construction project according to appropriate technical expertise. Neighboring buildings outside the investment area (not related to the building in the scope of the study, the information below is provided to describe the investor's neighboring plots). On the south side - no buildings. From the south-west side; residential and single-family building. On the west side - technical building - hydrophore plant and pumping station. On the north side – no buildings. On the eastern side – no buildings.
The planned expansion will constitute an extension of the existing buildings towards the south by developing the free space of the existing eastern wing of the hotel. The designed building will have expansion joints relative to the walls of the existing buildings, constituting a separate structural whole. The building will be built in an impassable building line. Part of the expansion is located on the face of the existing eastern wing of the hotel. Due to the definition of the investment area in the decision on development conditions than the plot boundaries (reconstruction and expansion), it does not change the location of the building walls > 4.0 m from the boundaries of neighboring plots, outside the Investor's property.
