House Rules
It is vital that each resident comply with the House Rules below at all times.
Noise:
Residents must ensure that all stereo, radio, T.V., electrical appliances, musical instruments etc., and noise generally, is kept at a level that will not disturb their neighbours. In particular, NO NOISE should be audible from any apartment or townhouse between 12 midnight and 9 am.
Security:
Residents are obliged to keep the main entrance door to each block closed at all times. Strangers should not be admitted to the development. Any suspicious activities should be immediately reported to our local Garda Station, Irishtown: 01-6669600.
Fire Safety:
We strongly advise that an all-purpose fire extinguisher and fire blanket be installed in each apartment by each tenant. No furniture or other obstructions of any kind should be placed in the common areas. All exits and lobbies should be kept completely free of obstruction at all times. Fire doors must be kept closed at all times. Bicycles are not permitted inside the block under any circumstances; such bicycles may be removed. BBQs and gas heaters are not permitted to be used on balconies or anywhere within the grounds. Petrol or other inflammable or explosive materials must not be kept in the apartment or anywhere within the premises.
Smoking:
Do not throw cigarette butts off balconies or out of windows. It is highly dangerous and can result in fire.
Balconies:
Balconies are not to be used for airing laundry or storing items such as bicycles, refuse etc.
Insurance:
We strongly advise that all residents to take out their own contents insurance. Own contents are not covered on the apartment block policy. Public liability for third parties (tenants & guests) are not covered on the apartment policy except for common areas (halls, car parks etc).
Refuse:
Residents must securely tie all refuse bags and place them INSIDE the refuse bins provided at the bin areas throughout the development. Please ensure that the bin lid is kept closed at all times. Waste of any kind should not be thrown out of windows or from balconies. Strictly only domestic refuse and recyclable goods only are to be disposed of in the bins provided. It is the responsibility of the resident to dispose of bulk items / Christmas trees / white goods / TV's / non-domestic refuse at the local Ringsend Recycling Centre. CCTV cameras throughout the complex and refuse areas monitor illegal dumping. Offenders have been, and will continue to be, successfully pursued & fined for dumping.
If an owner is getting renovation / upgrade work done on their apartment, please advise the relevant contractor that they are not to use the bins for any reason and must make their own arrangements to dispose of waste or the owner risks receiving a fine.
Notices:
It is prohibited to display notices, posters, estate agent signs etc. on the premises, in particular in windows, on balconies or on external walls or railings.
Washing Machines & Dishwashers:
Please do not leave washing machines or dishwashers unattended while in use, these appliances are considered to be a major fire hazard also there could be a danger of flooding your neighbours. Please ensure that all washing machine cycles finish by 10 P.M. are do not start until 9 A.M.
Satellite Dishes:
Satellite dishes, external wireless or television aerials, or other like instruments, must not be erected without the prior written approval of management.
Skateboarding / Rollerblading / Ball games:
These activities are not permitted within the grounds of the complex. Football and other ball games are also prohibited.
Pets:
Pets are currently permitted within the development, provided they do not cause annoyance or nuisance to other residents within the complex. Dogs are not permitted in the central courtyard or roof garden. Dogs must be brought outside the complex to go to the toilet. Owners must clean-up after their pet at all times. The current facilitation of pets in The Waterside is under constant review, and is not guaranteed in perpetuity.
Security Alarms:
Intruder alarm bells must be set to deactivate after a period of 20 minutes.
Short term letting:
It is against the house rule to let apartments for periods less than 14 days. This rule will be strictly enforce and failure to comply may incur charges to cover administrative costs.
