Parking in the complex
There are 180 car parking spaces for residents / office workers of the 239 apartments and 14 offices of the The Waterside / Anchorage complex. This number of car park spaces is currently adequate to accommodate their cars.
Car Park Overview:
The Waterside Management Company would like to remind apartment owners that they do not own a car park space. The car park is a shared parking facility for the residents of The Waterside / Anchorage and parking is on a ‘first come first served’ basis. The car park is designated as a common area in apartment leases, and as such is; ‘subject to such reasonable regulations for the common enjoyment thereof as the Lessor or Management Company may from time to time prescribe’.
Under no circumstances is a resident permitted to sub-let a car park space (you cannot rent something you do not own!).
The Management Company has currently delegated the administration of the car park to CPMS. Permits are currently issued in February and are valid for one year for a small administrative fee.
Only residents of The Waterside / Anchorage may apply for car park permits and must supply documentary proof of residency and of car ownership.
Non-resident owners will not be issued with a permit (non-resident owners visiting the complex for a short period, may apply to the car park administrators to be placed on a temporary “Do Not Clamp List” by texting a prescribed number and awaiting a confirmation text in return. Owners / Residents have been advised of this number separately).
Permits will not be issued / will be revoked to residents of apartments where the service charges are in arrears.
It is not permitted to use the car park as a storage facility for unused cars.
Permits will not be issued for commercial vehicles, or very large private vehicles.
Permit holding residents can gain access and exit the car park by activating a fob. This fob can be obtained from the caretaker for a deposit. Only apartment owners may purchase fobs and they are encouraged to recover the fob if their tenant leaves the complex otherwise the caretaker should be notified and the fob will be disabled.
Although the Waterside Management Company will endeavour to ensure the safety of vehicles parked at the complex, all vehicles parked at The Waterside are parked entirely at the owner’s risk. The Management Company will not accept responsibility for any loss of or damage to any vehicle (including the contents therein).
Failure to comply with the rules governing the car park may result in the immediate cancellation of a permit and / or clamping.
Neither A2Z Property Management nor the Management Company will get involved in any clamping disputes.
General Parking Rules:
All vehicles parked in The Waterside complex must display a valid and current parking permit, whether or not they belong to a resident or tenant.
All vehicles parked in the complex must be parked correctly within a designated parking bay (i.e. between the lines and straight).
All vehicles entering the premises must do so using the ‘In’ gate and leave the premises using the ‘Out’ gate (unless otherwise directed by CPMS or A2Z Property Management).
When driving through the complex parking facility, all drivers must adhere strictly to the 8 km/ph speed limit.
When will a vehicle be clamped?
When a vehicle does not display a valid and current parking permit on the windscreen of the vehicle, or has not registered the vehicle registration number to be placed on the “Do Not Clamp List”.
When a vehicle with a parking permit for a resident or visitor of The Anchorage, is parked in the complex before 7am or after 7pm on a weekday, or at any time on a Bank holiday or a weekend.
When a vehicle is parked badly and either takes up 2 parking bays or makes it impossible for another vehicle to enter or leave the bay next to them.
When a vehicle remains parked in the same position for 3 weeks or more, even if it displays a valid and current parking permit.
Cars parked in the courtyard area or ramps will be clamped.
