What is the planning permission for and how many homes will be built?
Persimmon Homes has recently secured planning permission in principle for circa 800 new homes and is making additional planning submissions for a further c300 homes on the remaining land allocation at South Stirling Gateway. Detailed submissions for individual phases of housing will come forward and the first of these (Phase 1) was agreed by Stirling Council in May 2024.
What type of houses will be built?
There will be a mixture of house types available for purchase as well as homes that will be transferred to a local housing association to be made available for social rent.
This range will include detached properties through to smaller terraced housing. This will allow all housing needs to be met, ranging from first-time buyers and growing families to downsizers. Each new home will meet current building standards and therefore be highly energy efficient and adaptable.
Will there be any pedestrian access routes to Bannockburn House?
This is being explored as part of the further development parcels at South Stirling Gateway. Further discussions will take place with the Bannockburn House group and Stirling Council in respect of any crossing of the A91. The new junction onto the A91 has been designed to include a pedestrian / cyclist crossing once a new footpath is available on the east side of the A91.
What are the plans for the western part of the former golf course?
At this time Persimmon has no specific plans for how this area may be used (and it is not included for housing development as part of the South Stirling Gateway allocation). The intent at this time is for this area to remain open for informal public access, with opportunities for biodiversity enhancements also being explored.
Is the proposed park and ride facility off Pirnhall Road going ahead?
Persimmon understands that Stirling Council is not actively pursuing that initiative at this time.
How are the A91 and A872 to be improved to cope with any traffic increase?
Persimmon’s Planning Permission in Principle submission considered various possible scenarios for how additional traffic generated by the new development would affect the A91 and A872. Part of the outcome from that process was the need to install traffic light-controlled junctions on each of the roads and our planning permission requires the new A91 junction to be in place at the start of the development, with the new A872 junction in place on construction of the 300th home.
In addition, a 40mph speed limit is to be applied to these roads as they pass the South Stirling Gateway site when the junctions are upgraded.
The Section 75 Agreement concluded as part of the planning permission also commits Persimmon to make contributions towards local improvements (to be progressed by Stirling Council) at the Milton Road Junction, plus core paths 9078Bb/09 and 9078Bb/15.
How will the proposed new linear park look?
The proposed linear park will sit adjacent to the west side of Muirealehouse Road, reflecting the agreed Masterplan. The subsequent details of how this will be laid out will be developed as part of detailed submissions as relevant phases of development are progressed. This area will contain informal and formal landscaped zones, footpaths / active travel routes and biodiversity enhancements.
What are Persimmon’s plans for the Bogend park area?
Persimmon has been very clear that this area will not be developed for housing. The intention is to connect a surface water drain through the south east corner of the Bogend site between the further land east of Muiralehouse Road and the approved SUDS basin in the north west corner of the former gold course site. No other physical development is proposed.
The options for enhancing the sports provision and open space in general will be progressed as part of the planning applications for the further land at South Stirling Gateway. As part of the process to prepare those applications, Persimmon has reflected on the feedback received from local residents at the consultation events that took place in May and June 2023.
Will there be affordable housing in the development?
An element of affordable housing will be provided in clusters through the South Stirling Gateway site. It is a requirement that 25% of the development will be affordable housing.
What measures are being taken to minimise the environmental impact of the development?
Green corridors, play areas and natural green spaces are linked together, providing recreation for new and existing residents. These green spaces will include tree planting, grassland and sustainable urban drainage which provides natural habitats to support a wide range of native wildlife and ecology. The development will be sustainable in and of its nature and will promote the use of accessible public transport, footpaths and cycle ways.
Will the development be subject to any ongoing monitoring or regulation?
The development is subject to a number of conditions listed on the Decision Notices which can be found on our ‘useful documents’ page.
Will there be any community facilities and supporting infrastructure to accommodate the number of homes?
The development at South Stirling Gateway will include:

· An extended active travel network
· Investment in local healthcare provision
· Investment in local secondary education provision
· Local road improvements and upgrades
· Core path improvements
