How to Submit for Architectural Approval
WHEN is an ARC Request required?
Any changes to the exterior of your house or yard that are visible from neighboring properties or at street level require Architectural approval before any changes can be made. Residents with a back yard view fence require pre approval for ANY changes or improvements despite visibility.
How do I submit an ARC Request?
Here are a few tips to help you prepare:
Review the governing documents to make sure your desired changes fit within the SMR Design Guidelines of the community. (Those documents are found on the right side of this page.)
Fill out the Architectural Committee Submittal Form. To avoid processing delays, make sure it is complete. (The form can be found on the right side of this page.)
If you are submitting a request for landscape changes, exterior structure changes, walkways or driveway extensions, you must include a plot map of the property showing where changes will be made. Find lot perimeters on the Maricopa County website. You can so get an aerial view of your house on Google Maps.
If you are submitting for landscape changes, exterior structure changes, walkways or driveway extensions, a pergola, a gazebo, or a ramada, you must include a list of materials as well as pictures and a color description. (A link to SMR paint schemes can be found on the right side of this page.)
For a paint request, you will need to include pictures of the front of your home and homes on either side of your property as well as a picture of the chosen color scheme. (Sonoran Mountain Ranch approved paint schemes can be found on the right side of this page.)
If using a contractor or other professional installer please include that information in your packet.
Including as much information as possible in your arc submittal packet may help to expedite the review process and cut down on additional delays.
Submit the completed form to AAM's office by email, mail, or website. Photos, diagrams, pictures and additional information can be uploaded and attached directly to your submittal if using the website.
Wait for the response. The committee has 30 days to review the submittal. The committee reviews the submittals in the order they are received.
To be fair to everyone, the committee is unable to process rush jobs. It is your responsibility to make sure you submit your plans well in advance of any installation deadlines.
Once the committee has made a decision you will receive a letter in the mail with one of the four responses below:
Approved as Submitted
The committee approved the request with the understanding that you would install the item as shown. If you wish to deviate from your submittal you must resubmit.
Approved with Stipulations.
This means you may install the changes, but must alter your plans as listed in the letter. This often includes size or spacing changes.
Denied
You may resubmit taking into account any recommendations to change items the committee deems as not in compliance.
Denied due to Incomplete Submittal
The committee did not have enough information to process the submittal and you must resubmit.
