Project Timeline – Old Wakefield School

The redevelopment of the Old Wakefield School property at 20 chemin des Caves is a long-term project. It will proceed in careful stages to ensure safety, compliance with municipal regulations, and respect for the community.

Phase 1 – Securing & Protecting the Site (2017–2025)

• Property purchased from the Western Quebec School Board in 2017.
  
  

• Zoning officially changed from institutional to residential.
  
  

• Site secured with doors, boards, and cameras to prevent trespassing and vandalism.
  
  

• Ongoing communication with municipality for zoning clarifications.
  
  

• Formal letters sent to request written confirmation on zoning and safety obligations.
  
  

Phase 2 – Renovation of Old School Building (Planned 2026–2027)

• Initial focus on renovating classrooms into approx. 12 residential rental units.
  
  

• Retain as much of the original building structure as possible to preserve heritage.
  
  

• Maintain current septic and well systems until further upgrades are approved.
  
  

• Ensure compliance with fire, safety, and environmental codes before occupancy.
  
  

Phase 3 – Secondary Building & Site Improvements (2027–2028)

• Renovation of the staff wing building or reuse of the old gym.
  
  

• Potential conversion into an early year childhood center, or artistic Co-op, or Physical education Center , or medical/dental office center or small business hub, depending on municipality zoning and bylaw and community demand.
  
  

• Landscaping upgrades, parking adjustments, and green buffer planting.
  
  

Phase 4 – New Housing Development (2028–2032)

• • Townhomes, duplexes, and triplexes  development depending on bylaw

  • Preservation of wooded areas and green communal space.

  • Construction phased to avoid overburdening local infrastructure (water, septic, traffic).
    
    

Phase 5 – Long-Term Community Integration (2032 and beyond)

• Full redevelopment completed, with balanced residential and community-use spaces.
  
  

• Heritage and history of the Old Wakefield School preserved through photos, plaques, and story-sharing.
