Description: Renovation and construction of a camelback addition at a Contributing rated, one-story, single-family residential building.
Previous ARC Recommendations:
07/18/23: The ARC voted to recommend conceptual approval with the details to be worked out at the Staff level. The ARC agreed that:
A trim board should be placed at the sides of the addition to delineate the existing building and the new addition.
The three windows at left elevation should be redistributed for structural and aesthetic reasons.
06/20/23: The ARC voted to defer this application until the next meeting for improved drawings. The ARC recommended that:
The camelback style addition is not appropriate for a craftsman cottage.
The addition overwhelms the cottage—there is “too much building”. It was suggested that the original footprint of the house be maintained, and that the addition begin further back (one more bay back).
The floor-to-floor height of the addition’s second floor is too great.
The roofline should be changed so that it is less prominent when compared to that of the existing cottage. Remove overhangs on the sides of the roof at the addition.
The design should differentiate between the new addition and the historic cottage in some way.
The addition of a sightline study to the drawing set would be helpful.
