• Excellent inspection process from site visit through report generation. The inspectors took the time and care to walk us (home buyers) around and through the house describing general conditions and initial observations before getting to work testing, inspecting, and documenting.

They were also happy to explain any other findings in situ as they were discovered. If you enjoy learning about all of your prospective house’s flaws, quirks, and features, tag along; otherwise they will happily conduct their work cleanly and efficiently, putting down drop cloths and protecting as needed for reasonable access.

We also feel the need to disagree with the review about justifying payment by generating many pages. While several issues are repeated in their full report, they generally 1) summarize the report findings on the cover sheet and 2) repeat findings in areas of clear contractor repair scope overlap, which makes it easier to solicit quotes to repair as needed.

Furthermore, the report they produce details all work the prospective buyer should be aware of. Even if many inspection items noted are inconsequential to the attorney inspection contingency negotiation process, the buyer will be made aware in detail on all potential risk and maintenance items which will need to be addressed during ownership. This transparency and detail helped us assess risk and develop strategy for effective negotiation.

Overall, we cannot recommend Nelms Inspections enough. Competitive pricing, even with the extreme level of service, availability, and performance.

• Hiring Nelms Inspections was a very wise choice for me. I had slogged thru multiple fireplace liner & repair estimates with bids from $5K- $19K and multiple procedures from pouring a cement type mixture to steel liners.

Greg Nelms went from top to bottom and took photographs, explained what he saw, made recommendations and answered all my questions. He then wrote up the report and suggested I send it to whoever I was considering and he also recommended two companies clients had used in the past and been quite happy with.
