the NJ Standards of Practice exclude the interiors of
chimney flues from a home inspection, material defects
often go unnoticed until an unfortunate occurrence,
such as a chimney fire.
Chimney repairs can be very expensive often costing
several thousand dollars. A Level 2 camera inspection of
the internal components is the only method to
determine if material defects and fire hazards exist.
Recognizing the dangers of fireplaces and chimneys,
many townships now require a chimney inspection prior
to issuing a Certificate of Occupancy.
If a chimney fails a level 2 Inspection, it is considered a
fire and safety hazard, which may be a negotiable item
with the seller. If the inspection does not reveal any
significant concerns, you can rest comfortably with the
knowledge your fireplace and chimney are safe to use.
