To ensure a smooth move-out and maximize your security deposit refund, please follow these steps:
Provide a minimum 30-day written notice according to your lease
Fully vacate the unit by the agreed move-out date
Remove all personal belongings
Return the unit in clean condition
Return all keys to the lockbox located at the front of your entry door
After move-out, GPL will send a professional crew to inspect the unit.
We do not conduct in-person inspections with tenants.
Security deposits cannot be used as last month’s rent.
Rent must be paid in full through the final day of tenancy
Tenants may not withhold rent expecting it to be deducted from the deposit
Any unpaid rent will be deducted from the security deposit
Your security deposit may be used for:
Unpaid rent
Repair of tenant-caused damage
Cleaning to restore the unit to move-in condition
Replacement of landlord property (if applicable)
Security deposits cannot be used for:
Normal wear and tear
Pre-existing conditions
Unreasonable or excessive charges
Deductible (Tenant Responsibility):
Broken fixtures or appliances due to misuse
Large stains, burns, or pet damage
Holes in walls
Missing items
Excessive dirt or trash
Not Deductible (Normal Wear):
Minor scuffs on walls
Faded paint
Normal carpet wear
Light wear from everyday use
The unit must be returned in a condition comparable to move-in.
Cleaning charges may include:
General cleaning
Deep cleaning
Appliance cleaning
Window and blinds cleaning
Trash removal
California: Within 21 days after move-out and key return
You will receive:
Itemized statement of deductions
Receipts or estimates (if applicable)
Remaining deposit balance
If repairs cannot be completed within 21 days:
A good faith estimate will be provided
Final statement will follow after completion
All utility balances must be settled prior to move-out.
Any unpaid utility charges or outstanding balances may be deducted from the security deposit, as permitted by California law.
Prorated Rent:
Rent is calculated based on the number of days a tenant occupies the unit during a given month.
If a tenant vacates the unit before the end of a billing period, rent will be prorated based on the daily rental rate.
A minimum 30-day written notice is required per the lease. If a tenant vacates before the end of the notice period, rent responsibility continues through the applicable notice period or until the unit is re-rented, whichever occurs first, in accordance with California law.
