Persimmon Homes are seeking to submit an application for:
“Outline Planning Application with all matters reserved, save for the MLR point of access on to London Road, for a phased residential and mixed use urban extension at Cranbrook, Cobden’s, including up to 1400 homes, a neighbourhood centre with commercial/community floorspace totalling 1250sqm, 2.9 hectares of land for a three-form entry primary school, 1.2 hectares of land for a special educational needs school, 0.88 hectares of land for allotments, serviced land for a place of worship and parsonage, 1 hectare of land for a cemetery, 26.32 hectares of land for SANG, and associated landscaping and open space”.

The existing B3174 (London Road) which runs along the south of the new town of Cranbrook is shown on the above sketch, with a new access in to the Cobdens expansion area. The entrance is heavily planted with trees to promote a sense of arrival at the new town and the Neighbourhood Centre provides a focal point off the existing London Road. Areas of public realm are proposed within the Neighbourhood Centre with potential opportunities for outdoor seating areas and meeting places. The new Primary School building is a feature of the entrance to the development, with new built infrastructure also focused around a central biodiversity rich attenuation feature.
The Draft Cranbrook Plan DPD states that the Cobdens expansion area should provide "10 serviced permanent pitches for gypsies and travellers on an area of land at least one hectare". The above plan provides a layout on how this could be achieved.
