Strategy 12 of the East Devon Adopted Local Plan 2013-2031 allocates land at Cranbrook for a modern market town, delivered through a coordinated and comprehensive approach. As part of the policy, the development should provide:
Around 6,300 new homes on allocated land
Provision of up to 18.4 hectares of employment land
Town Centre to provide a focal point for retail, business and leisure activities
Accommodate a range of social, leisure, health, community and education facilities
To accommodate up to 30 Gypsy and Traveller pitches on land allocated for Cranbrook Development
The above allocation includes the proposed Cranbrook Cobdens expansion and other expansion areas for Cranbrook. The proposed development of the Cobdens expansion area will contribute to the overall strategy for development at Cranbrook.
In 2015, East Devon District Council commenced work on the Cranbrook Plan DPD to guide future development of Cranbrook. The DPD seeks to refine the initial local plan allocation and outlines the expectations for each of the identified expansion areas. For Cobdens, the emerging DPD states the requirement for:
Around 1,495 homes
A mixed use area to incorporate:
1. A neighbourhood centre to provide a mix of compatible uses;
2. A range of business spaces or premises; and
3. Other uses compatible with and to support the mixed use area, that may include residential development
A 630 pupil place primary school and a 50 pupil place Special Educational Needs School
Formal recreational land and amenity open space
Formal play space with facilities for children and young people
An extension to the existing sports hub
Allotments
10 serviced permanent pitches for gypsies and travellers
Serviced land suitable to accommodate a place of worship and parsonage
Serviced land for a cemetery
