"When designing new buildings, consider their siting in relation to residential accommodation, and avoid sites within 400m of such developments. Where possible, sites downwind of residential areas should be chosen. " Source: "Prevention of Environmental Pollution From Agricultural Activity." Scottish Executive, 2005, Chapter 13 Paragraph 13.14.
There are four residential properties within 400 metres of the development, as proposed.
There are also four residential properties downwind of the proposed location.
There are 16 residential properties within 1Km of the site. It would have been difficult for Cononsyth Farms Ltd. (CFL) to choose a location which affected more properties.
The proposed "bad neighbour" site is remote from any other farm buildings and residential properties associated with CFL.
The site proposed has poor road access, via the single track U467 Pressock-Cononsyth road, and major changes would have to be made to the road layout and junctions with the nearest major road, the B961.
Note CFL have pre-judged the planning proposal and destroyed a section of long established drystone dyke to create an access onto the U467. Without this access point and the associated track, the site selected makes little sense.
There are three existing access points off the B961 onto CFL land, at least one of which is already used by articulated vehicles, any of which would provide adequate access without impacting on local residents.
