A measured foundation plan provides an authoritative, top-down structural perspective of all components below grade. This technical drawing details the layout, dimensions, and material specifications required for the building's footings, walls, piers, and slabs.
The foundation plan consists of a plan view drawing illustrating the distribution of the structural load to the ground. Construction-ready plans contain precise dimensions for every subsurface element. The documentation specifies the physical layout of the foundation system, including the exact placement of walls and piers alongside detailed material requirements. In a Foundation Plan:
Foundation Layout: The outline and dimensions of all foundation walls, stem walls, and, if applicable, basement walls.
Footing Dimensions: Precise widths, lengths, and depths for strip/continuous footings under walls and isolated/pad footings under columns or piers.
Columns and Piers: Locations and sizes of all support columns, piers, and pilasters.
Slab-on-Grade Details: Thickness of the slab, location of thickened slabs (for bearing walls), and control/expansion joint locations.
Beam Locations: Centerline locations of beams, girders, or lintels.
Stepped Footings: Detailed steps for sloped sites.
Overall Dimensions: Total length and width of the foundation.
Structural Gridlines: A coordinate grid that aligns the foundation with the rest of the building's structural and architectural drawings.
Local Dimensions: Specific measurements for wall thicknesses, footing projections, and locations of openings (windows/doors/vents in crawlspace walls).
Pier/Column Centerlines: Dimensions to the center rather than the edge of structural supports.
Material Specifications: Concrete strength (e.g., PSI), CMU (concrete block) sizes, and type of mortar.
Reinforcement Details (Rebar): Sizes, spacing, laps, and placement for steel reinforcement in footings, walls, and slabs.
Anchor Bolts & Hold-downs: Type, size, spacing, and embedding depth of anchor bolts and seismic hold-downs.
Vapor Barrier: Type and location (e.g., 10-mil polyethylene).
Drainage System: Locations for foundation drain tiles, sump pits, and waterproofing membranes.
Utility Penetrations: Locations for plumbing, sewer, water, electrical, and HVAC conduits passing through the foundation.
Site Grading Notes: Indication of slopes (e.g., 2% slope away from the foundation).
Section Cut Marks: References to cross-section views (e.g., footing-to-wall, slab edge).
Finished Floor/Sill Elevation: The height of the top of the foundation wall or slab.
General Notes: References to the geotechnical report, soil bearing capacity, and building codes.
Schedule Tags: Reference tags for footing or wall schedules that list reinforcement.
Unlike a sketch, a measured drawing requires:
Consistency: Gridlines must match the floor plan above.
Scale: Usually 1/4" = 1'-0".
Accuracy: All concrete walls and footings should be clearly defined with proper line weights (hidden lines for footings, solid for walls).
Footings: Size and location of spot, pad, or continuous footings.
Walls: Details on concrete block or poured concrete foundation walls.
Dimensions: Precise measurements for locating structural elements.
Materials & Reinforcement: Specifications for concrete strength and steel rebar (or beams).
Depths & Elevations: Elevations for slabs, beams, and step-downs in the foundation.
Components: Locations of piers, columns, drains, and chimney foundations.
Structural Integrity: Prevents settlement and structural failure by ensuring proper load distribution.
Construction Guidance: Serves as a guide for excavation and pouring concrete.
Compliance: Ensures the design meets building codes and safety regulations.
A foundation plan is distinct from a basement plan, as the former focuses solely on the structural support elements rather than finished interior spaces.
