Purpose: Primarily used to guide renovation projects, ensuring that new designs fit within the existing framework. They are also essential for documenting historic structures for archival purposes.
Components: These drawings often feature detailed measurements of walls, window/door locations, and structural components.
Process: The process involves field measuring, sketching, and transferring data into scaled drawings (often in CAD), capturing both overall proportions and specific details.
Distinction: Unlike "as-built" drawings, which are created by contractors to show changes made during construction, measured drawings are created from a building already standing to understand its current state.
Historical Context: Historically, these were essential training tools for architects to study classical, existing, or traditional monuments, originating from the Renaissance.
Q79: What are your three pricing tiers and what does each include?
A: Basic ($2.50/sf) delivers surveyed floor plans and site plans in PDF.
Standard ($4.25/sf) adds exterior elevations, building sections, MEP trace plans, and a photo log. Premium ($6.75/sf) provides a complete Revit BIM model with 3D views, clash detection, and code notes. All tiers include the on-site survey and one revision round.
Q80: Is the on-site survey billed separately from the drawing fee?
A: No. The survey is included in all three tiers at no additional charge. Every project includes a comprehensive four hour minimum field survey with physical measurements, and documentation photography, sketches and field notes. Extended survey time for larger buildings is discussed and agreed upon during quoting, not added after the fact.
Q81: Is local code research billed as a separate add-on service?
A: No. Code research is included in the base fee for all primary service regions — Memphis and Shelby County, Atlanta and Fulton County, Central Florida jurisdictions, and Massachusetts. Jurisdiction specific code notes are included on drawing sheets where they affect the work. A nominal research fee may apply for projects outside our primary markets.
Q86: Do you offer any accuracy guarantee on your field measurements?
A: Yes. We provide a 30-day accuracy guarantee on all field verified measurements. If an error in our field documentation is found within 30 days of final delivery, we correct the affected drawings at no charge. Client requested scope additions or changes in field conditions after delivery are handled at the standard hourly rate.
Q90: What are the payment terms for a drawing project?
A: Our standard structure is 50 percent due at contract execution, 40 percent due at initial draft approval, and 10 percent at final delivery on Net 15 terms. For larger commercial projects, phased billing tied to drawing milestones can be arranged. All payment terms are stated in the project agreement before work begins.
Q91: What is your cancellation policy?
A: Projects cancelled before the site visit is completed may be eligible for a refund. Once the field survey has been conducted, survey costs are non-refundable because field time, equipment, and travel have been expended. Specific terms for partial refunds on post-survey cancellations are outlined in the project agreement.
Q92: Do you work on projects outside your primary service regions?
A: Yes. We accept projects outside Memphis, Atlanta, Central Florida, and the Boston area, travel fees applies for any travel from our locations. Travel fees cover round trip mileage or airfare, lodging if required, and per diem, and are estimated in the project quote so you can evaluate total cost before committing.
Q93: Do you carry professional liability insurance?
A: Yes. Concept Architectural Designs carries $2 million in professional liability (errors and omissions) insurance on all projects. Certificates of insurance are available on request and can name your organization as an additional interested party for larger commercial or institutional projects.
Q94: Can you provide professional references before we engage?
A: Yes. We maintain an active reference list of general contractors and licensed architects across our service regions. References are available upon request prior to contract execution, and we connect you with professionals who have completed projects similar to yours in scope and building type.
Q97: Do you offer discounts for projects with multiple buildings?
A: Yes. Projects with three or more buildings on a single site qualify for volume pricing applied to the second and third structures and beyond. Multi building projects also include a coordinated master site plan at no additional charge, showing all structures, site improvements, and utility connections in a single drawing file.
