2025 saw the completion of a multi-year roof replacement plan paid for through AOAHA funds collected by monthly association dues, without the need for special assessments!
The sequence
It is estimated that the smaller 2 unit buildings will take 2 days and the larger 3 unit buildings will take 3 days, again weather permitting.
The gutter and downspout replacements are not included in that timeframe but will occur as soon as possible after the roof has been replaced. You may also notice that part of the process will include removal of certain sections of siding which will be reinstalled after completion.
The roofers will place small notices on the garage doors of each unit just before starting. Please heed them! Please also remove any ornaments, decorations and potted plants from around your unit. You can also place any furniture etc. temporarily under the balconies.
Parking. When you see the notice on the garage door, please park your cars in the Cul-De-Sac or on Stone Manor Dr. The roofers will be using the Cul-De-Sac to place their equipment.
For those of you replacing skylights, note that the supervisor in charge will need to enter your property to ensure that the skylights have been installed correctly from underneath. Please remove all ornaments and furniture underneath the skylight. Ideally place a tarp underneath to catch any paint chips etc. which may fall from around the skylights. The roofers are careful but it may happen.
If you have any issues or need help moving stuff, please let the board know.
