Painting - Woodwork
This year wood replacement and painting will start up again under our annual rotation. See the Table for current year Buildings to be painted. AAA Painting has checked all the wood replacement requirements for those buildings, and you have been sent a list of rotten/damaged wood on the balconies/decks.
These are the homeowners’ responsibility, and everyone is free to decide on who does the repairs. Replacing rotten or damaged wood on the units is covered in the monthly dues. If anyone requires some touch-up paint, please contact the board as several members have some. The wood and paint specifications can also be found on the website. The new paint and wood are warrantied by AAA Painting so check with the board if you have any issues.
All parts of the deck are the owners responsibility, any modifications must be presented to the ARC for review.
Deck Railings and Spindles (all White parts) must be Cedar material; Cedar is recommended deck flooring material but up to the owner.

Paint Schedule By Units / Year
Outside wood (white) of the Asters units is painted every 5 years and is part of the association's responsibility, covered by association dues. This includes the white wood deck parts (railings, spindles and stairs).
The wood will be inspected for rot and repaired during the painting cycle, excluded from the repair are any part of the deck (railings, spindles, floor, support beams) and windows.
There is a five year warranty (as of 2020) on the white outside painting done by AAA Painting Contractors, Inc.

Color and type of paint used at Asters for White Trim:
Benjamin Moore’s solid acrylic stain white + BK 2 per gallon, available at J.C. Licht / Epco paint stores.
The process is as follows:
AAA does a site review of the decks (they refer to it as balconies)
AAA prepares an individual listing of the pieces of wood that are rotting/rotted and present the list to the Asters. [Not all contractors would provide itemized listing].
Asters Board invited MacGyver to bid on the project and provided the individual listing of wood that needs replacement. This provides the Board and Asters Homeowners with comparative quotations.
The Board has, in the last 5 years,met with homeowners to present the list of work that needs to be done , homeowners select contractor they choose to hire. OR, homeowners can solicit bids from other contractors by going through the ARC Process.
Homeowner signs agreement indicating which contractor they will use
50% deposit is requested from homeowners
Work is competed by contractors before AAA will move to the repairs on the townhouse units.
Once wood work is completed, AAA proceeds to paint.
Due to the way AAA presented the spreadsheet with the deck wood replacement requirements, the following is an explanation of the abreviations. Hope this helps identify which pieces are noted for replacement. The headings read as follows:
Address: your unit address
Side: F= front of unit;
B = back of unit (since the deck/balcony is in back of the building this column would all be ‘B’.
Qty: is quantity of boards
Size: measurement of boards top be replaced
Description: description of board, i.e. hand railing, baluster (spindles), deck boards, stringer (supports steps) , there are others.
Location: where the board is located i.e L/S of balcony = left side of balcony, F/S – front side, on steps, others used to describe location.
