Art and More Guest Ranch

We are a unique BED and BREAKFAST with a country feel yet located close to the city and regional soccer fields and baseball fields in northeast Modesto. We are also situated between Yosemite National Park and San Francisco for sight seers in northern California.

We are less than five minutes from the regional soccer fields and welcome members from soccer teams.

Not suitable for those with pet allergies as we have cats and dogs in the house.

QUEEN BED ROOM:

Come enjoy our pillow-topped queen size bed in a room with your own entrance from our game room. Cozy attached bathroom with shower. The room includes an additional single bed, large dresser and closet space, and a ceiling fan.

FULL BED ROOM:

We also have available a second bedroom with a private outside entry. It includes a full size bed and single bed. This bedroom has private access to a large bathroom with two sinks and bathtub/shower, a few steps down the hallway. There is a smart TV in the room, chairs, small dresser and a ceiling fan. You must go outside to access the shared game room.

Shared Guest game/kitchen/dining room:

Relax in our game room with television, board games, art books, foosball, air hockey, desk, dining table and kitchen. The kitchen has a stove, oven, microwave, Keurig coffee machine and toaster. It is stocked with dishes for cooking. Let us know if you need anything else. Share space in the refrigerator and freezer.

Grounds

Outdoors enjoy our park-like setting, gazebo, picnic tables and seasonal pool.

PETS IMPORTANT NOTICE!

We have cats and a dog that run through the game room so our facility is not suitable for people with allergies. Our animals are not to be picked up (they could nip or scratch) but are friendly to pet.

Dogs are allowed in our Queen Room with requested approval. Anyone bringing a dog will need to be able to keep it away from our dog and cats. You will be charged for any damage created by your pet or messes that require extra cleaning.

BOOKING

You can choose to book either privately or on AirBnB.com. On AirBnB look for our rooms as, "Private entry and guest kitchen on large property, "and Large Room for 3 with shared entertainment room,"

Private bookings require cash payment upon arrival or Google Wallet, Venmo or PayPal. AirBnB allows other forms of payment but does charge a service fee that is included in the price they will offer you--there are no extra charges for the overnight stays beyond what you pay to them.

Check in any time after 3 pm. Normal check out is noon but late checkout is available until 1 pm.

We can store luggage if needed.

AirBnB.com prices vary so you will have to check with them for the dates you need to book.

Private booking:

QUEEN BED ROOM

Single night for up to 3 guests, $115. Room has one queen bed and one single bed. Attached bathroom. Entry from shared game room/kitchenette.

Multiple night bookings are $95 per night for up to three guests.

FULL BED ROOM

Single night for up to 3 guests, $110. Room has one full bed and one single bed. Bathroom is large and just a few steps down a private hallway.

Multiple nights for up to 3 guests, $90 per night.

BREAKFAST is optional at $4 per person. It is casual and self-serve including our boiled eggs (or you are welcome to cook up your own in the kitchenette), dried fruit or fresh in season, oatmeal packets or cereal, toast and yogurt. Breakfast must be requested before arrival so that we can have fresh products for you. Drinks of hot chocolate, herb tea and coffee are available at all times.
