There are 201 metro districts countywide as of November 2024 per the El Paso County assessor website
$8,086,797,000 in mill levy generated taxes to be collected in 2024 associated with these metro districts
The Monument area has a variety of Metropolitan Districts within its boundaries. Why does this matter? These districts add and maintain important infrastructure value ... but they can have a hefty price tag added to our property tax bills.
Monument area metro districts at a glance:
There are approximately 20 metro districts within the Monument town borders, several of which are extensions of a primary district (i.e. Triview, Triview #2, Triview #3, Triview#4)

Best way: Look at your home's property tax bill to identify a line item referencing a Metro District. This will both tell you if your home is in a Metro District AND the related tax rate.

Transparency Calculation: Calculate your yearly payment toward your local Metropolitan District
Math: [Assessed value of your home] x 0.067 X (Mill levy / 1000)
Example: Lake of the Rockies Metro District
[$500,000 property tax assessment for your home ] x 0.067 x (59.354/1000) = $1,988.36
$1,988.36 is your yearly cost for metro community amenities ($165.70/month)
Did you know that different neighborhoods within Monument and surrounding areas can pay drastically different effective property tax rates? Mill levy additions to your property tax bill largely depend on whether your neighborhood is managed through a Metro District. See the property tax comparison chart below.

Summary: A special district in Monument, Colorado, formed in 1985. It functions much like a town, providing essential services and maintaining community infrastructure for its approximately 7,500 residents and commercial customers across 2,590 acres.

Summary: situated in Monument, Colorado West of I-25 with incredible views of the mountains, private open space, and easy access to Pike National Forest and Monument Lake.
The primary purpose of the District is to finance the construction and maintenance of public improvements for the use and benefit of all anticipated inhabitants and taxpayers of the District. The District’s Service Plan was approved by the Town of Monument’s Board of Trustees on January 20, 2015.
