All owners are required to give a $2500.00 deposit to the Association before any remodel projects begin. Owners will be given notice if their contractors are in violation of any or all of these rules, if after three (3) warnings the rules are again violated on the fourth violation a fine of $500.00 will be imposed upon the owner.
CONTRACTOR RULES & REGULATIONS
1. Contractor must furnish a copy of their Florida license, Workman’s Compensation, and Liability insurance to management before work begins.
2. Work hours are from 9:00 am until 5:00 pm Monday thru Friday, unless you have written permission from the management.
3. Homeowners are to notify the management of any work to be done in the unit and make arrangements for access to the unit.
4. CLEAN UP YOUR MESS DAILY!
5. Do NOT throw cigarette butts off of the balcony. NO smoking in any common area.
6. DO NOT put trash in our dumpsters unless you have prior approval from management.
7. DO NOT use luggage carts for tools or equipment.
8. Park all vehicles between the two buildings.
9. Floor protection will be required in the hallways on all sheetrock and tile jobs.
10. No loud music or alcoholic beverages will be allowed on the property.
11. No trailers or vehicles will be left overnight without prior permission.
12. No tools or equipment will be left in the common areas without permission.
13. If a contractor damages any part of the property they will be expected to repair the damage or pay for repairs. Management will do a walk through with the contractor before the start of the project and when the job is complete.
14. If any WTYC employee has to clean up after any contractor the contractor will be billed at a rate of $50.00 per hour.
15. On all jobs that require a roll off dumpster on the property a refundable deposit equal to the amount of the dump fee will be required by the association. This deposit may be used by the association at any time during or after the job to ensure that the property be maintained in a clean and orderly fashion.
16. It will be the responsibility of the contractor to obtain any and all permits required to adhere to all city, county, or state regulations.

On May 12, 2021 the WTYC BOD Passed the additional contractor guidelines,
REVISED CONTRACTOR GUIDELINES – The Contractor Guidelines Committee presented the revised Owner and Contractor Remodeling Guidelines with these important changes, (1) major remodeling needs to be accomplished between November 1st and March 31st, (2) contractors must be approved by the Association, and (3) contractors must have their subs also sign the Guidelines. After a few changes, Connie Harrison made a motion that the Owner and Contractor Remodeling Guidelines be approved and implemented. Ron Bachman seconded the motion and it carried unanimously.
