This page includes our current Insurance Policy and Certificate from BFL Canada. Our premium went up by 38% for 2020-21 and by 14% in 2021-22 and the deductibles have gone way up from $5,000 to $25,000, $50,000 or $75,000. Thus, for small claims the condo is now self insured and that carries additional risk to all owners. It is critical that owners carry insurance for up to $50,000 to cover the cost of our deductible should they be backcharged due to a major claim. We strongly advise tenants to have condominium tenant insurance coverage.
Also shown is the Standard Insurable Unit Description. This describes the level and quality of replacement provided by the condominium based on the original 1982 construction. Insurance for any betterments and improvements made since the buildings were originally constructed must be carried by the unit owner.
