Replacement of windows and patio doors is going to be a big, expensive project. It will significantly draw down our Reserve Fund. Because the project may take several years to complete, there will be a period where there are differences in appearance between the old and new windows. At the end of the project, we want all the windows in the complex to be consistent appearance. Therefore, the Board is specifying the exact window and door make and model, colour, opening style, hinge side, and finishing trim.
The current plan is to do the replacement over at least 3 years. The first phase was for the 100 block units and completed in 2020. Phase 2 for the 300 block units was completed in 2021. Phase 3 for the remaining 200 block units is planned for 2022 or later. As noted at the AGM, there will likely be a special assessment in the last phase to cover the higher costs of better quality windows (better sealing, better frames, better insulation value) and higher installation costs in Canmore than those defined and priced in the 2016 Reserve Plan.
Whew! We've done it. All of the windows and patio doors in the complex have now been replaced. The contractor is in the final stages of finishing some casings and cleaning up the site. This has been a big and expensive project and has drained our reserves considerably.
But I would like to say thanks everyone for their cooperation in all the disturbances that the project has caused - parking, noise, intrusion into your home, etc.
Phase 3 contract for windows and patio door replacement in the 200 block has been awarded. Material costs for the windows was considerably higher than anticipated, but the contractor has held the price for installation the same as for 2021.
Schedule and parking restriction information will follow as it becomes available. There will be some parking disruptions during construction. Please mind any areas cordoned off.
Phase 2 for windows and patio door replacement in the 300 block plus the 219-221 block and the 2 high east windows on the 200 block has been completed on time. Costs were slightly higher than anticipated.
