The balconies and patios are limited common elements for the private use and enjoyment of the unit owner/resident. The unit owner/resident is responsible for cleaning and general housekeeping of the areas. Maintenance of and repairs will be handled by the Association. Please be sure to alert the Association to any repairs needed in your limited common element areas as soon as possible. Repairs and maintenance will be scheduled on a routine basis, but at times other maintenance and repairs may be needed sooner.
a) Weight limitations - Nothing may be placed on the balconies that exceeds the total limit of weight on the balcony of 40 pounds per square foot.
b) Painting - Painting of the walls, rails, or ceilings of the balcony and patio area by the Unit Owner or Resident is prohibited.
c) Enclosures - All types of screens, blinds, shutters, windows, and enclosures are prohibited on the balconies.
d) Furniture - Appropriate seasonal patio furniture may be used on the balconies.
e) Appliances and Storage - Balconies shall not be used for storage. Small appliances such as radios and televisions may be used on the balconies, provided the noise levels are controlled to prevent disturbing the other residents and the appliances are in accordance with local ordinances. No storage containers are permitted on the balconies or patios.
f) Landscaping and Planting - Landscaping and planting on the common elements is prohibited (unless approved in writing from the Board of Directors).
g) Use of lighted candles on patios, porches or balconies is strictly prohibited (per Town of Vienna)
h) Drying or airing of clothes or other items is not permitted on balconies or patios.
i) Bird feeding from the balconies or any other external part of the building is prohibited. The Town of Vienna has specifically requested that birdseed not be used in any common areas.
j) The use of any type of outdoor cooking equipment on balconies is prohibited. Grills may be used on grassy portions of the common areas at a minimum distance of 15 feet from any building or walkway. Fires must be extinguished and equipment moved promptly after use.
