September 21, 2020. NOTICE TO ALL WHO MAY HAVE A VEHICLE STORED AT SEASCAPE... The parking lot and roadway is scheduled to be resealed sometime mid to late October. In order to reseal the roadway and parking spots, ALL vehicles must be relocated. Accordingly, please let the Board know where we can obtain a key to your vehicle. May 27, 2020 We are sad to report that long time resident of Seascape, Dennis Pavlik, passed away on May 25, 2020. Plans for a remembrance service have yet to be made. Denny was an important part of the Seascape community and will be missed. Obituary

March 31, 2020 Things at Seascape have slowed considerably in view of the various restrictions required by local governments. Our pool has been closed by Pinellas County so there are no pool side gatherings. Access to Sunset Beach is limited to cars with boat trailers gong to the boat launch. Pedestrians, bike riders and cars are stopped at the park entrance. We can still walk and bike the streets and Pinellas Trail. Restaurants are closed except for take-out orders. Canadian snow birds returned to Canada early and others never came. Seasonal residents either returned north early or have elected to stay here rather than head back north. To date there is no indication that the virus has reached Seascape and we hope it stays that way.
WARNING: The fire alarm system at Seascape will be tested on Thursday January 23, 2020. Alarms will begin going off starting about 9:30AM

The Annual Meeting for Election of Directors will be held January 13, 2020. In addition a vote will be taken for moving reserve funds fro the Shoreline Reserve to the Deferfed Maintenance Reserve. All owners should have received a Notice and Agenda for the meeting and tproxy materials (in the event you do not attend the meeting). If you have not yet recieved these materials please contact our property manager at Sentry. If you are unable to attend the meeting in person, please execute and return the proxy to insure that we have a quorum for conducting business.
December15, 2019. Stolen Bike. Last night between 11:30 and 12:30 someone stole a bike from off the front porch of a Unit here at Seascape. Apparently someone riding through the complex on a ratty bike saw a better one parked at the front entry of the unit and decided to make a swap, taking the better bike and leaving the ratty one. This should be a remider to lock things up and not to be shy about asking stranges why they are on site.

November 12, 2019. At the meeting of the Board held November 11, 2019 the Board approved the budget for 2020. The approved budget calls for an increase in the HOA fees to $310/month.

August 13, 2019 We are sad to report that long time Seascape owner Ange Galvez died suddenly on Saturday August 10, 2019. Calling hours om Friday August 16, 2019 from 6-8PM at the Dobies Funeral Home, 701 E. Tarpon Avenue, Tarpom Springs.
May 30, 2019. An auto pay option for paying your HOA fees is now available. You first HOA payment to our new management company, Sentry Managemet, was due May 1, 2019 . as previously noted this first payment was to be made by check. Sentry Management has advised that individualowner accounts have been set up. Accordingly, you should now be able to access your account on line to set up an auto pay option for your HOA fees. Instructions for doing both were sent to you along with the coupon book.
May 8,2019: The change over to the new management company was effective as of May 1, 2019. Every unit owner shoudl have recieved a coupon book from the new management (Sentry Management) with instructions to make your May 1st HOA payment by check. Any payment made by direct deposit or otherwise prior to May 1st to our old management, Ameri-tech, will be transferred to your account at Sentry. Any owner NOT recieving a coupon book should contact our property manager, Tom Galbraith at tgalbraith@sentrymgt.com
April 17, 2019: Letter from the President of the Board regarding plumbing issues
Dear Seascape Residents,
Plumbing issues are the number one cause of damage to our condo units. Our complex has experienced a number of plumbing leaks recently that have caused water damage to the homeowner and neighboring units amounting to hundreds of dollars or more.
In an effort to be more proactive in discovering potential plumbing issues, the Board has made arrangements with Al at Kingdom Plumbing to provide plumbing inspections for an individual condo at a discounted price of $40 to be paid by the homeowner directly to Kingdom Plumbing. The normal rate is $110. The inspection will check all plumbing – including the washing machine valves and hoses, kitchen and bathroom sink pipes & valves, bathroom showers, toilets, and the hot water heater. Al will write up a report of his findings for each condo.
We would like to group the timing of the inspections and have them completed before the end of April. Each inspection will take approximately ½ hour. You can participate without being present as long as you give us permission to use your emergency key to enter your condo. Please note that participation is completely voluntary and you will not be required to make any repairs.

January 7, 2019. The pool area has been improved by the addition of new umbrellas, some new strapping on the lounge chairs and new table tops.
November 13, 2018. Meeting to approve the budget will be held November 15, 2018. All sit owners should have received a copy of the budget proposed by the board. Please note that while the reserve amounts noted are correct, the reserve headings for these amounts are not correct. The correct reserve headings are Painting, Roads/walks/Driveways, Roofing, Pool, Clubhouse, and Deferred/Maintenance/Sprinklers.

July 28, 2018. The pool chiller is ON and working nicely. Water temperature of the pool down from mid nineties ambient to a more comfortable 89 degrees.
July 26, 2018 There has been a problem with the well. Problem was manifest by low sprinkler water pressure. Our irrigation company said we needed a new well. A second opinion was sought and a new irrigation person diagnosed the problem as an air leak in the well. Problem solved by inserting new pump casing liner. The new liner has a "foot valve" that fully opens when the pump is on which improves the water flow. Tests confirm that the water table starts at 10 feet below the surface and that the well is 34 feet deep so we have plenty of water and a new well is not needed. While there was some lawn damage during the tike the irrigation was malfunctioning, the recent rains (over 1 inch today alone) has greened up the lawn considerably. The new irrigation company will continue to "tweet" the system over time to improve operation.
May 28, 2018 More rain than usual but no problem from Alberto.
May 11, 2018. A protective screen has been installed on the pool gates. This is to prevent a child or others from opening the gate by reaching through the bars to operate the handle. To enter the pool you must now use a special key to unlock the gate. See a Board Member if you have yet not received your key. See Photos

The new pool fence is in place but locks have yet to be installed. The chain link fence has been removed which will require new landscaping.

NOTICE
The installation of our new fence is scheduled for Thursday, January 25th. It may be necessary to close or restrict access to the pool during that time.
There will be one new key issued to each unit to access the pool area. The keys to the pool cannot be duplicated and will be numbered. If a key is lost, the cost to replace it will be $50 00. The replacement key must be obtained from one of the Board Members. We’ll have a sign off sheet when you receive your key. One of the Board Members will be in the clubhouse during the day once the locks are installed to give each owner/tenant their key.
The keys you now have should be kept as they will continue to open the side doors of the clubhouse.
Installation of the new pool fence is set for January 25, 2018. It may be necessary to close or restrict access to the pool during construction.
January 6, 2018. Tarpon Springs has issued a permit allowing us issued a permit to install a new fence around the pool. As yet we do not have a start date for the work.

Lobster Boil Seascape Lobster Boil was well attended. Cooking of the lobsters was under the direction of Denny. Dishes and desserts were well received and a good time was had by all. See PHOTOS
IRMA September 14, 2017. Our power went out about 11PM on Sunday, September 10th and came back on about 8PM on September 13th. Seascape came through the storm relatively unscathed. Pictures in the Photo Album pretty much show the extend of the damage. The expected storm surge never materialized. Not even the parking lot flooded although somehow a small catfish found its way along the gutter. Lots of vegetation debris and one photo shows a bougainvillea completely stripped of leaves.The neighborhood did not fare as well and some trees along Florida Avenue went down across power lines as did trees in town. During the power outage when ice was not to be had in stores, the Pelican Fish company at the end of the sponge docks gave away free ice. Landscapers are here cleaning up and putting things into piles for later pick-up.
IRMA September 10,2017 at 8PM. We might luck out in that when the eye comes near it will be down to a category one. Even so news report says that the wind has pushed water out of Tampa Bay so that the water edge is about 100 yards from shore.
IRMA September 10, 2017. Hurricane Irma Photo Album. The first pictures or of some preparations including putting the pool chairs in the pool and moving cars to higher ground. Rain Squals are starting to come through at 1:20PM and the photo album has a short video. It is now about 6PM and the winds are picking up and rain more constant. Still a long way to go for the highest winds. Another video added.
IRMA September 9, 2017. Irma update. Appears that the track of the storm has shifted West so the eye will be close to Tampa. At last count about 12 families plan on riding out the storm. That is a good portion considering that the snow birds aren't here yet (lucky for them).The period from about 8PM on Sunday to about 8AM on Monday will be the most severe. High winds first and then when the storm passes the storm surge will occur. The surge now is expected to be about 8-10 feet but this could change. On the plus side, having to move furniture around allowed cleaning the dust from behind sofas, etc. We had an offer of a place to stay in South Carolina but the traffic going North (places North of Tarpon now on the evacuation list) and the prospects of not finding fuel discouraged that. Also we learned that a unit owner who left for Augusta took 17 hours to get there. We expect the power to be out after the storm passes so will update as soon as possible.
IRMA September 8, 2017. We are preparing as best we can for Irma. We have moved outdoor furniture into the units for those absent owners who have left keys. An evacuation order has been given but several of us are staying put. This web site will be updated if possible after the worst has passed.
September 1, 2017. As noted in the minutes of the August 28, 2017 Board Meeting, a contract has been awarded for the installation of a new fence around the pool. The foot print of the new fence will allow access to the clubhouse even when the pool is covered in the winter months. Also, the pool gates will have a proprietary locking system which will require providing each unit owner with a new key that can not be duplicated. It is anticipated that the installation of the new fence will be done by late October/early November.
August 30, 2017. Yesterday (Aug 29) Seascape received a 6.5 inch rain fall. Retention areas along Curlew Road were full to overflowing. Retention areas at the rear of the property received enough water to overflow the weirs. The work done a couple years ago to improve our shoreline is still and the heavy rain did not cause any blow-out as have happened in the past prior to the work.

August 3, 2017 A plumber was here today to repair a leaking flush valve of the men's room urinal. The leak was reported by a unit owner and is a good example of "if you see something amiss, tell someone so it can be fixed." It is not known how long the valve has been leaking but even a minor leak 24/7 could increase our water bill and since our waste water charge is dependent on water usage, a leak such as this has a double impact.
July 30, 2017 NOTICE REGARDING INSURANCE
The Board in is the process of renewing our master insurance policy and is aware that that many unit owners do not have homeowners insurance. This lack of homeowner's insurance based on the mistaken notion that the master insurance policy of the Association will pay to repair damages to a unit so as to put the unit back to its original condition. This mistaken notion is caused in part by wording in our condominium declaration which says that a hazard policy obtained by the Association to protect the condominium property will include those fixtures, installations, or additions within the building as initially installed. However, our condominium declaration was written in 1985. Since that time the Florida Condominium Law has changed so that coverage provided by a master insurance policy issued after January 1, 2009 must exclude, among other things, floor coverings, electrical fixtures, appliances, built-in-cabnets, countertops, and window treatments. Insurance on these items is the responsibility of the unit owner. Accordingly, as a general rule, our master insurance policy will replace the dry wall wheres the unit owner is responsible for obtaining insurance (HO-6 policy) for the replacement of most everything else within the unit.
Accordingly, your Board urges that all unit owners should obtain their own Homeowner’s insurance. We hope to give you further information together with a budget mailing later in the year.
