Covenants of Greater Beaufort Park

There are 9 different covenants in association records which cover different sections of “greater” Beaufort Park. There may be more, but these are all that are known to exist. These will be given here with maps showing the entire area and which covenants applies to which section shown on the maps. You will see that some areas have no known covenants. Most all of the covenants are copies handed down over the years and as received in the early 1990’s. Information is sketchy, incomplete, and perhaps contradictory. Extensive (read laborious) study of county records should yield more accurate and complete data.
Some covenants have notes written on them. Some have no indication that they were ever recorded in the county registry. Covenants 1 thru 4 cover the ‘original’ Beaufort Park, sections clustered around the sharp turn of Reservoir Road. The others cover properties on the periphery of that group (e.g., Williams Contrivance Estates and the Mauck development). Examination of covenants marked 1 and 2 show that they are the only ones which identify which lots in which blocks are covered by the respective covenant. All the other covenants refer to county records.
When they bought their homes, some owners apparently did not receive a copy of covenants governing their property. By referring to their deed, they can determine the recorded block letter and lot number, both of which are given in the first map which follows, and which shows greater Beaufort Park. The second map shows a similar picture, but with a street number for each lot, though a few lots lack such a number. The second map also shows a breakdown according to lots covered by a particular covenant, according to early custodians of association records. The heavy lines and coloring are supposed to show that. But an error was found in that boundary line by reading the lot numbers listed in covenant 1. Hence the second map was “exploded” to better show which houses fall under which covenant. At the same time there is no assurance that such divisions are correct!! Such verification is an extensive and tedious job. This then is the best information readily available at this time.
