Alaska Statues regarding Condominiums: the statutes are a large part of why the Board seeks general council. There's a whole lot of legal stuff to know, and we can't possibly know it all as volunteer board members. But if you're curious:

Renting and Leasing
This is not a comprehensive list, and is subject to change without notice. Please contact property manager Christopher Burton before renting or leasing at Forest Glen.
The Declarations, Article II, Section 13. “Lease of Units” state: “Any unit owner may lease his unit to a third party, but such a lease arrangement must be in writing and shall provide that the failure to comply in all respects with the provisions of this Declaration and the Associations Bylaws shall be a default under the terms of the lease. No unit owner may lease his unit for transient or hotel purposes; nor may less than the entire unit be leased.”
Precedents related to protecting the residential characteristic of a neighborhood interpret transient as meaning periods less than a month.
Owners are responsible for informing their tenants of the house rules and governing documents as well as providing their tenant’s contact and vehicle information to the property manager.
Owners are also responsible for contacting the tenant and enforcing house rules; if rules are not followed it is the owner who will incur fines.
The property manager represents the Association and cannot use Association time to assist owners with private landlord/tenant issues.
Owners are responsible for obtaining their own property management if they need assistance managing for their own tenants. If the property manager must deal with tenants, a service fee of $60 per hour may be billed to the owner.

Our current association rules only permit renting for periods over a month long, per the Declarations, Article II, Section 13.
